You know what? I wasn’t expecting much from Room & Breakfast Nettuno 29 when I first pulled up to Via del Lavoro – honestly, the street name made me think it would be all industrial and bland. But here’s the thing about San Donato: it’s one of those Bologna neighborhoods that locals actually live in, not just where tourists crash for a night. The B&B sits in this surprisingly quiet residential pocket, and I mean quiet – no revving Vespas at 6 AM like you get in the city center. The building itself has that solid, no-nonsense Italian apartment block feel, but once you’re inside, it’s actually quite charming. The owners clearly put thought into the place rather than just slapping together another budget accommodation.
What really won me over was how genuinely comfortable everything felt. The rooms aren’t huge – this is Italy, after all – but they’re thoughtfully laid out with proper storage space (miracle!) and these great little touches like decent reading lights and outlets where you actually need them. The breakfast spread is honestly better than most hotels twice the price – fresh cornetti from the local bakery, proper espresso that doesn’t taste like it’s been sitting around, and they even do eggs if you ask nicely. I stayed during late spring, and the whole place had this lovely cross-breeze thing going that meant I barely needed the air conditioning. The 4-star rating isn’t just for show either; the housekeeping is spot-on, and when my shower started being temperamental, they had someone up to fix it within an hour.
Here’s what sealed the deal for me though – the location is actually perfect if you want to experience Bologna without the tourist circus. There’s a fantastic little trattoria called Da Nello just around the corner on Via Emilia Levante that serves the kind of tortellini that makes you understand why Bolognese people are so smug about their food. The 35 bus runs right past the door and gets you into Piazza Maggiore in maybe 15 minutes, or you can walk it in about 25 if you’re feeling ambitious. Plus, there’s actually parking nearby – not guaranteed, but way better odds than anywhere in the historic center. The owners speak excellent English but they’re also happy to chat in Italian if you’re practicing, and they know all the local spots that aren’t in guidebooks. I mean, an 8.8 rating doesn’t happen by accident, right? This place just works – it’s comfortable, well-run, and sits in that sweet spot where you feel like you’re staying somewhere real instead of some sanitized hotel bubble.

The communication with the owner was excellent from the start.
The property was extremely clean, and everything was available for a comfortable stay.
Air conditioning in every room.
The breakfast at Bar Alice was great, and they had a great selection.
Bus stop to the station was outside and there was a fabulous restaurant 50m away. It was called Pizzikoto.

All as advertised for a 2 bedroom appartment. Very nice, clean and comfortable. Great host. Fully furnished, yet sharred, kitchen. Ask for 'Vintage' room which has connected bathrom, the other has bathrom accessed via corridor.

The room was big enough, very clean, we had a private bathroom with all the necessities. There is a bus stop right in front of the building. Our host was very friendly and helpful and the discounted 24h ticket for the transportation was really appreciated!
What could be improved: The breakfast is rather minimal and sweet, but we learned later that it is like that everywhere in Italy. The water in the shower switched from hot to cold while showering, I am not sure what the problem is but maybe it can be fixed.Great stay at Bologna!
