The building itself has that understated Italian elegance thing going on, nothing flashy, just solid and well-maintained in a way that makes you think the owners actually care about the place.

What really sets this place apart is the attention to detail that you only notice after you’ve stayed in dozens of Italian guesthouses. The rooms are genuinely quiet – and I’m talking about Bologna here, where scooters are basically a food group – because they’re set back from the main streets. The breakfast setup is honestly better than most four-star hotels I’ve tried; they do this thing with local pastries from a bakery somewhere nearby (the cornetti are ridiculous), and the coffee situation is properly Italian, not tourist-grade. The woman who runs the front desk – I think her name was Giulia – knows the neighborhood like the back of her hand and steered me toward this incredible osteria about three blocks away that I never would have found otherwise. She also sorted out my parking situation without me even asking, which… if you’ve ever tried to park in Bologna, you’ll understand why that’s basically a miracle.

The whole experience feels more like staying with a well-organized Italian friend than checking into a standard hotel. The common areas have this lived-in comfort that’s hard to fake – actual books on the shelves, not just decoration, and furniture that’s clearly been chosen for comfort rather than Instagram potential. I stayed there during the shoulder season in October, and the heating was perfect, the WiFi actually worked for video calls (tested extensively), and honestly, the shower pressure was better than my apartment back home. The 8.9 rating makes complete sense when you consider that this place delivers on all the practical stuff while still feeling authentically local. It’s not trying to be boutique-fancy or chain-reliable – it’s just thoughtfully run by people who understand what travelers actually need when they’re exploring Bologna.

  The apartment is well located near to the bus station with multiple possibilities to arrive to the center or train central station.

  What could be improved: On this occasion the front door was obscured by building works making it hard to locate. A little better information for arriving would have been welcomed. Sure this will not be a problem when the building works are completed. If going sonn after this review see the picture – door is behind the orange netting.
