You know what struck me first about Riva di Reno Home? It’s tucked on this narrow street that feels completely removed from the tourist chaos, even though you’re literally a five-minute walk from Piazza Maggiore. Via Riva di Reno runs parallel to the canal – well, what’s left of it anyway – and there’s something almost cinematic about approaching the entrance. The building itself has that weathered Bologna brick thing going on, where you can’t tell if it’s been there for 200 years or 500.
The rooms are honestly better than I expected for a 4-star in the historical center. I mean, you’re not getting massive spaces – this is medieval Bologna, after all – but everything feels thoughtfully designed rather than crammed in. The windows in my room opened onto a little courtyard, which was actually perfect because it meant zero street noise. And trust me, that matters here since the weekend crowds can get pretty lively around the university area nearby. The bathroom was one of those modern renovations that somehow doesn’t clash with the old building character, if that makes sense. Good water pressure too, which… well, you never know in these historical places.
What really sets this place apart is how it sits in the neighborhood. You’re on the edge of what locals call the quadrilatero – basically the old market district where you’ll find the best food stalls and tiny osterie that tourists never seem to discover. There’s this incredible tortellini place, Osteria del Sole, maybe three blocks away where you bring your own food and they provide the wine and atmosphere. The hotel staff actually knew about it, which tells you something about how plugged in they are. Walking to the main sights takes maybe ten minutes tops, but you’re staying somewhere that feels residential rather than like a tourist theme park. I loved wandering back in the evenings through these narrow streets – there’s always the sound of conversations drifting from apartment windows and the smell of someone’s dinner cooking. Parking is honestly a nightmare anywhere in this part of Bologna, but they can help arrange spots in a garage about two blocks away. The 8.2 rating feels about right – it’s not luxury, but it’s got character and that location advantage that you can’t really put a price on. Plus, the morning light hitting those terracotta rooftops from the upper floor rooms? Pretty spectacular way to start your day in Bologna.

What could be improved: – Hidden costs for the usage of the linen for the 2nd bed! These costs weren't transparent during the booking process but only during the online check-in process. Quite unacceptable and unprofessional
– Very time consuming process and rather complicated instructions to (online) check-in before arrival. Some instructions were even in Italian language (e.g. the bed choice)
– Sound isolation with the neighbours above is quite poor

We loved this apartment ! It was really spacious and beautifully decorated, making it feel like a real home. The facilities were great and the bed and sofa bed were huge and very comfy! And it felt like we had two separate bedrooms although it is technically a one bed flat. It was a nice short walk to the centre and the area felt safe. We would love to stay here again if we return to Bologna.

Lovely Apartment in a Heavy Construction Zone – David from United States – 27 April 2024 (2/10)
Very beautiful tastefully furnished spacious apartment with a collection of antique and 1970s furniture – set in an oasis of green about 50m in from the street in what was until recently a vibrant neighborhood. Ordinarily the green oasis would prevent much street noise from reaching the bedroom, but a few days after I arrived, the city’s tram project started construction in the Riva di Reno boulevard out front. In the space of 2 days the noise level went crazy, with 7AM heavy equipment out front jackhammers dump trucks beeping you get the idea. Worse – the construction has swallowed up the entire neighborhood, with 3m fences from sidewalk to sidewalk and from traffic circle to circle. Crossing the street was 50m now 200 or more through an obstacle course. The project will continue for 2-3 years. Many locals are quite unhappy, saying that half the retail stores along this boulevard will close before this project is complete. There is no longer any parking, restricted access to the stores and even trying to get a taxi to pick you up near the property is hit or miss. None of this is under the owner’s control, so they are as badly impacted as everyone in the neighborhood.
What could be improved: Other noise issues – there is a well behaved dog overhead. Rarely barks. But the sound transmission from the apartment above makes it sound as if a ghost dog is walking thru your room – nails on tile clearly heard every step. Next door neighbors left 2 yappy dogs unattended for hours. Not there every day but one weekend was bad. An elevator retrofit is also going on – some days were 7 hours + of concrete drilling just outside the apartment.
Operational issues – Check in was confusing and overly complicated. There is a dishwasher, but it does not work. The owner told me that they do not list a dishwasher as part of the services advertised. Maybe true, but in apartment of this caliber why would you fail to replace a dishwasher ?
Summary – if you are not sensitive to noise this is an awesome place. The neighborhood is badly impacted. It’s a shame that the owners and local merchants are bring put thru this ordeal with no compensation, no ability to be made whole.
