Residence Cairoli 9 by Studio Vita Overview

You know what struck me first about Residence Cairoli 9? The address itself tells you everything – you’re literally on Via Cairoli, which honestly feels like you’ve stumbled into the perfect Bologna sweet spot. I mean, you step outside and the historic center unfolds around you, but it’s not one of those tourist-trap streets where you can’t escape the crowds. Studio Vita clearly knew what they were doing when they chose this location.

The building itself has that understated elegance that Bologna does so well – none of the flashy stuff you see in other Italian cities, just solid, beautiful architecture that’s been thoughtfully converted into something genuinely comfortable. When I walked into my room, the first thing I noticed was how they’d managed to blend modern touches with the original character of the space. The ceilings have that height you only get in these old buildings, and the light… actually, the light throughout the day is pretty spectacular. They’ve got these windows that frame the street life below perfectly, and you can watch the morning espresso ritual play out at the café across the way.

What really sets this place apart – and this is something you only appreciate after staying in a bunch of Bologna hotels – is how quiet it gets at night. Via Cairoli isn’t dead quiet, but it’s got this perfect residential hum that actually helps you sleep. The soundproofing is solid too, which matters because Bologna can get surprisingly lively in the evenings. The kitchenettes are another game-changer if you’re staying more than a night or two. I picked up some mortadella and parmigiano from Tamburini (it’s maybe a seven-minute walk) and had the best lazy breakfast looking out at the street.

The whole Studio Vita approach feels refreshingly honest – they’re not trying to be a luxury hotel, but they’re doing the residence thing really, really well. The staff actually knows the neighborhood and can point you toward the spots locals frequent, not just the obvious tourist places. Someone mentioned that little osteria on Via del Borgo di San Pietro, and honestly, I never would have found it otherwise. The 8.8 rating makes sense once you’ve been there a few days – it’s not perfect, but it gets the important stuff right. The Wi-Fi is solid, the beds are comfortable, and there’s something about the whole setup that makes you feel like you’re living in Bologna rather than just visiting. Plus, parking in this part of the city is usually a nightmare, but they’ve got arrangements that actually work. If you’re looking for a base to really explore Bologna from – and I mean explore, not just hit the main sights – this is the kind of place that makes that possible.

Reviews of Residence Cairoli 9 by Studio Vita

  • A pleasant and economical stay in a fascinating city. – Gillian from United Kingdom – 16 April 2025 (8/10)

The little apartment was light, comfortable and very clean. We were very grateful for the washing machine and tumble dryer as we arrived after spending five days in Rome. It was only a twenty minute walk into the centre of Bologna which was excellent as we were able to walk everywhere. It was also only five minutes from the railway station, which was also perfect for us as we wanted to take day trips to Ferrara and Ravenna during our stay. We arrived from Rome by train and the apartment was therefore easy to find.

What could be improved: We are in our mid 70s and, although we have mobile phones and iPads, we are not terribly good with unfamiliar processes. We didn’t realise how difficult a ‘remote check in’ could be and no one was available to come and actually physically get us into the apartment. We got quite panicked over this. I suggest that the owners/management take the needs of older travellers into account a bit more. We aren’t ALL tech savvy! Also, the area that the flat was in was just a little intimidating late at night. Younger travellers would probably take this in their stride, however.

  • It was a great stay! Would definitely stay again. – Tylar from Netherlands – 31 March 2025 (10/10)

The location was perfect! It was clean and suited my needs.

  • Amazing stay. – Monika from Poland – 8 March 2025 (10/10)

    Very clean, well equipped apartment.
    Easy check in.
Quick and good communication with the owner.

What could be improved: Car parking 10/15 min away from the flat.

  • modern clean apartment in great location. – Debbie from United Kingdom – 26 February 2025 (10/10)

Everything was new and clean. Loads of storage, coffee machine, kettle, toaster and microwave. Washer and dryer. Big shower. Great location near to the train station but walkable to centre. Restaurants and shops nearby too.

What could be improved: Small thing but there were no mugs – just tiny cups which didn’t really work for a cup of tea. I appreciate this is probably an ‘English thing!’

  • A great property – easy to find although the owner is using a 3rd party security company to provide initial access to th – Viv from Australia – 3 December 2024 (10/10)

Well appointed and quiet. The apartment is close to the train station and a 20 minute walk to the centre of town – this suited us as we were arriving and departing by train and wanted to stay close to the train station.

    What could be improved: Nothing

  • Nice apartment close to Bologna Centrale – Ils from Netherlands – 27 November 2024 (9/10)

The apartment has everything you need during your stay.

What could be improved: The area is quite noisy, but that's part of it if you want to be close to the city center and the train station.

  • Love Bologna. – Sandra from Australia – 16 October 2024 (8/10)

Location to train station and town centre and MAMBO. Everything I required was provided. I liked the code provided to access the building. Good elevator. Close to supermarket with gluten free products.

What could be improved: Difficult to find the small street off main street to apartment. Clearer directions for those walking from train station on a very hot day with large suitcase after a long international flight.

  • Superb – Elín from Iceland – 1 August 2024 (9/10)

Very clean, great size for two people. Very close to the train station which was a big convinence for us. Had everything we needed, great AC. Felt like a home away from home.

What could be improved: Can't fault it, except for the faucet in the bathroom sink!

  • Would recommend for a weekend stay! – Marcelina from Poland – 30 January 2024 (8/10)

All you need is in the appartment. It's clean and well prepared. We felt very comfortable and we enjoyed our stay, the appartment is clean and well enlightened, not so much natural light. There are many kitchen supplies if someone wants to cook. Deffinately woth the price.

What could be improved: Honestly we did not have any dissatisfaction or something that we would change. We found everything you might need on a weekend trip and more.

  • Has everything you need in a good location. – Holly from United States – 29 January 2024 (10/10)

The bed was sooo comfortable! The kitchen had the basics to cook a meal and it was walking distance to places I wanted to see and the train station.
