You know what caught me off guard about Realkasa Urbana? The name makes it sound like some generic apartment complex, but honestly, this place has more character than half the boutique hotels I’ve stayed at in Bologna. It’s right on Via Urbana – and I mean literally at number 1, so you can’t miss it – which puts you smack in the middle of the university district without being right in the chaos of the main tourist drags.

The building itself has that classic Bologna feel with the terracotta facades, but step inside and it’s been completely renovated in this clean, modern style that actually works. I was expecting typical apartment-hotel vibes (you know, corporate and soulless), but whoever designed these spaces actually gets what travelers want. The kitchenette isn’t just for show – it’s got proper appliances, and there’s a decent-sized fridge which, let’s be honest, is a lifesaver when you’re dealing with Italian grocery store hours. The bed was surprisingly comfortable too, though I’ll warn you that some of the units face the street and Via Urbana can get a bit noisy with the student crowd, especially Thursday through Saturday nights.

What I really appreciated was the location – you’re about a seven-minute walk to Piazza Maggiore, but more importantly, you’re surrounded by the kind of places locals actually go. There’s this incredible little osteria called Osteria del Borgo just around the corner that doesn’t even have a sign (look for the wooden door with the brass knocker), and the morning coffee bar downstairs serves proper cappuccinos that put most hotel breakfast setups to shame. The staff was pretty helpful too, though check-in can be a bit slow during peak season – I’d recommend calling ahead if you’re arriving after 6 PM. The 8.2 rating feels about right; it’s not going to blow you away, but it delivers on what it promises. For the price point in Bologna, especially during university season when everything decent gets booked up, it’s actually a solid choice that won’t leave you feeling like you compromised on comfort just to stay central.

  Wir haben das Appartement zusammen mit einem befreundeten Ehepaar für ein verlängertes Wochenende bewohnt und durften früher einchecken. Das Appartement war sehr sauber und komplett eingerichtet. Die Küche ist mit allem Notwendigem ausgestattet, die Schlafzimmer sind großzügig und mit genügend Stauraum/Schränken ausgestattet. Schön für uns waren die beiden getrennten Badezimmer. Die Lage des Appartements war für uns hervorragend: es liegt nur wenige Minuten zu Fuß vom historischen Stadtzentrum entfernt. WLAN funktioniert zuverlässig und schnell.
  
  What could be improved: Schade, dass die beiden Klimaanlagen in einem Schlafzimmer und in der Küche nicht funktioniert haben. Da das Appartement direkt an eine großen Straße liegt, kann man nachts die Fenster wegen des Verkehrslärm nicht öffnen. Da wird es schon sehr warm zum Schlafen. Der Vermieter hat zwar versucht, den Schaden zu beheben, dies ist aber nicht gelungen. Das kleinere der beiden Badezimmer roch sehr nach Abfluss. In den Badzimmern gibt es keine Handtuchhalter und die Türklinke in einem Schlafzimmer ist lose.

  The property was well situated within easy walking distance of Piazza Maggiore
  
  What could be improved: We were asked to arrive at the property at 1500, which we duly did. Unfortunately it was not ready for our occupation so we were given a key and told to come back later.
  The apartment is also badly ventilated and the smell from the second toilet was particularly fetid, be it from damp or poor drainage.
  There was no lamp in the second bedroom and no bedside tables in either room. We had to improvise by taking chairs from the dining room. Towels provided were threadbare and there is only one socket in the kitchen ,which was wholly inadequate. The door handle was also falling off in the second bedroom . I find it hard to believe that the apartment has a score of 8.7 on Booking.com’s site.

  Spotless and spacious. Quiet. 1st floor and lift if needed for bags. Location was perfect. Bathrooms excellent with good showers.

  What could be improved: Very disappointed and astonished at lack of basic facilities for this apartment advertised as ‘Luxury Apartment’
  – no curtains or blinds in either of the bedrooms
  – window doors in one bedroom doesn’t open so we can’t use shutters and one shutter appears to be missing. We thus have no privacy at all in this bedroom and so couldn’t put bedroom light on at all during our 5 night stay as everyone in buildings opposite could look into the bedroom and also from street level. It was obvious that the owner / management company knew of this problem before our stay as there was a kitchen ladle on the base of the outside of the window (out of reach) that someone has obviously tried to use to try to open the window or reach one of the shutters.
  – the smaller bathroom stank of sewage. This bathroom was adjoining the kitchen / dining area and if the bathroom opened the stink of sewage permeated into the kitchen / dining area and so we couldn’t use this bathroom for the duration of our 5 night stay so we were 4 adults sharing one bathroom. It was obvious that the owner / management company knew of this problem before our stay as there was a dried up empty diffuser on the bathroom floor.
  – no toilet roll holders in either bathroom – completely unhygienic that toilet rolls had to stand on the floor.
  – no hooks for towels in either of two bathrooms. Nowhere to hang towels
  – lack of bedside tables
  – lack of pillows – only 2 pillows on each of double beds and also pillows like bricks and not comfortable at all.
  – Towels very basic and thin.
  We reported the problem with stink of sewage in bathroom, broken window door, missing shutter, no curtains/blinds and complete lack of privacy etc to management company once we checked in and chased constantly but they failed to take any action at all.
