[Private Parking] centro storico: l’affresco Overview

You know what struck me first about L’Affresco? The name actually makes sense once you’re inside – there’s this gorgeous restored fresco work on the ceiling that honestly made me stop mid-conversation with the front desk guy. It’s tucked right into Bologna’s centro storico on Via Marsala, which is perfect because you’re literally a five-minute walk from Piazza Maggiore but far enough from the main tourist chaos that you can actually sleep at night. The private parking situation is honestly a godsend here – I mean, if you’ve ever tried to navigate Bologna’s medieval streets in a rental car, you’ll understand why that’s worth its weight in gold. The parking garage is small but secure, and the staff will actually walk you through the maze of one-way streets to get there if it’s your first time.

The rooms have this really nice balance of old-world charm and modern comfort that so many places try for but totally mess up. My room had original exposed beams (the real deal, not those fake ones you see everywhere) and the bathroom was renovated but they kept these beautiful original tiles along one wall. The bed was actually comfortable – not too soft, which is my personal nightmare – and the air conditioning worked properly, which sounds basic but you’d be surprised how many historic buildings in Italy struggle with that. What I really appreciated was the soundproofing; Via Marsala gets some foot traffic but it’s nothing compared to the streets closer to the university area. I could hear church bells in the morning, which was lovely, but no scooters or late-night revelers.

The breakfast setup is in this cozy room downstairs that feels more like someone’s dining room than a hotel restaurant, and they do a proper Italian spread – none of that sad continental stuff. Fresh cornetti, good coffee (they use a local roaster, I think), and the guy working mornings remembered I preferred cappuccino over espresso by day two. The location really shines for exploring – you’re close enough to walk to Quadrilatero for amazing food shopping, the Two Towers are maybe ten minutes away, and there’s this little osteria called Al Cambio just around the corner that serves the best tortellini in brodo I had during my entire stay. The 8.9 rating feels about right; it’s not luxury by any means, but it’s thoughtfully run and genuinely comfortable. I’d definitely book it again, especially if I was planning to spend time wandering the historic center rather than just using Bologna as a base for day trips.

Reviews of [Private Parking] centro storico: l’affresco

  • Excellent house, marvellous location, precious experience – Αφροδιτη from Greece – 28 June 2025 (10/10)

The place is huge, fantastic, in the perfect location to explore Bologna. The rooms are very elegantly decorated, kitchen is fantastic and bathrooms clean and spacious. The owners reply to anything in two minutes so communication was absolutely perfect. Will return for sure

What could be improved: Nothing. Everything was really great

  • It’s was beautiful. – Salajan from United States – 6 May 2025 (10/10)

Great location, beautiful spacious apartment with a mix of old and new.

  • Very good – Daniel from United States – 26 April 2025 (8/10)

Beautiful, very unique place. Large and spacious.

What could be improved: Online check in took 20 minutes, had to do it while standing on the street with our bags. Blinds in the bedroom and bathroom and a kettle in the kitchen would be a nice addition too.

  • Let down by a couple of problems. A shame as this was a very nice property. – Kevin from United Kingdom – 8 April 2025 (8/10)

Clean and comfortable and with its own garage located close to city centre. Misses out on 5 stars due to noise from bar opposite which went on until 2.30 in the morning. And the phone app-based entry system very hit-and-miss given the poor phone reception in the narrow street. The light switches are eccentric and need sorting. Well equipped kitchen, but could do with a kettle and a microwave.

  • Exceptional – Katerina from Greece – 18 January 2025 (10/10)

It was a perfect location in the center of the city!!

What could be improved: I would recommend a bit more flexibility on check in and check out time

  • Great apartment but questionable security and emergency exit. – James from United Kingdom – 1 November 2024 (8/10)

Excellent location. Comfortable beds. Lovely spacious apartment with high ceilings, paintings on the ceilings.

What could be improved: Unusual security arrangements. Courtyard entry and exit reliant on phone connectivity. Main door entry only with a key code. No additional way to lock the door from the inside.

  • Exceptional – Vivian from United States – 14 September 2024 (10/10)

    Lovely palazzo, very spacious

What could be improved: I asked the management for extra toilet paper, and she said they weren't a hotel, and she stated we were given enough for our needs. We were 5 adults, and there were 2 whole rolls and 3 mostly used rolls. No where else we stayed had an issue when we asked for something or ran out of anything. Considering the cost, I felt this was rude.

  • Beautiful apartment – Natalie from Australia – 27 June 2024 (10/10)

Beautiful apartment in an excellent location. We only stayed one night but would have been very happy to stay longer.

What could be improved: Light globes in laundry area & staircase were not working.
Needs a curtain/privacy for upstairs bathroom.
It was not fun bringing our luggage up this stairs! : )

  • NICE!!! – Max from Germany – 24 May 2024 (10/10)

    WONDERFUL PLACE!
Large, clean and stunning style of restauration. I think best you can have for that rate.
Regarding parking: we had trouble to manage buying an admission ticket for the ztl zone (webpage of bologna authority in italian only….). We decided to head for Agosto parking lot outside ztl; 9min walk; 24 eiros per day; perfect.

    What could be improved: Nothing

  • Perfect position to visit Booogna – Monica from Italy – 5 April 2024 (9/10)

The house was very clean, big and just renovated.

What could be improved: We have a big car and entering the garage was a challenge
