The address puts you in Bologna’s Colle Oppio area, and honestly, most tourists have no idea this part of the city exists. It’s about a 15-minute walk to the historic center, but here’s the thing: you’ll actually want to hang around this neighborhood because it’s where real Bolognese life happens.
The hotel itself is one of those converted early 20th-century buildings that Italians do so well – they kept all the character (high ceilings, original terrazzo floors in the lobby) but updated everything that actually matters. My room had this wonderful parquet flooring that creaked just slightly when you walked barefoot, and the bathroom was surprisingly spacious with really good water pressure. I mean, you don’t realize how much you miss proper Italian shower pressure until you’re standing under it at 7 AM after a night exploring Bologna’s osterie. The staff – and this is important – actually live in Bologna and know their stuff. When I asked about dinner recommendations, the front desk guy didn’t just hand me a tourist pamphlet; he drew me a little map to this incredible tortellini place three blocks away that doesn’t even have a sign.
What really sets this place apart is the neighborhood vibe. There’s a fantastic morning market just down Via Massarenti (maybe a 5-minute walk) where locals do their shopping, and you’ll find yourself grabbing coffee at the same bar as university professors from nearby – Bologna’s got this huge student population that keeps everything lively. The hotel’s breakfast room overlooks a quiet courtyard, so you’re not dealing with traffic noise, but step outside and you’re immediately in the flow of actual Bologna life. Parking can be tricky around here – it’s mostly residents-only spots during the day – but the hotel can sort out a garage space if you call ahead. I walked everywhere anyway; the bus stop right at the corner connects you to the main train station in about 10 minutes if you’re carrying heavy luggage or it’s raining. The 9.6 rating makes total sense once you’ve stayed here – it’s not flashy or trying too hard, just genuinely well-run with that Italian attention to detail that makes you feel like you’re staying at a particularly stylish friend’s place rather than a hotel.

What a warm and welcoming host Bianca is. And the location couldn’t be better. The fish restaurant steps from our door was the best I’ve ever eaten. The staff is great and knew us well before we left.
The apartment is very quiet with the windows closed, but we preferred to have them open in the evening with a breeze blowing through and watch the street life. Bologna is a special city and Oriani is the perfect spot to enjoy it from.

The property is very clean and in very quiet neighborhood and short walk to the City Center. There is simple and very good coffee shop on the corner for morning coffee and restaurant just down the street. Bianca was very very helpful, cab, train, etc

Excellent place to stay in Bologna. Spacious, fully equipped and clean place. Great location, close to the center, but in a quiet place full of local restaurants and shops. Fantastic contact with the hosts. Helpful in every situation. I recommend it to everyone and we will definitely come back!

The check-in process was incredibly easy and hassle-free. The host provided clear instructions, and we were able to settle in quickly without any issues. The apartment itself was clean, and well-equipped with everything we needed for a comfortable stay. The two bedrooms were perfect for our group. The apartment is about 20 minutes away from the city center, and the neighborhood was safe, peaceful, there were some great cafes nearby. The apartment is in a fantastic location, a short walk (you can go through a beautiful park) to the centre of Bologna. Lovely quiet location and lots of nice restaurants very close by. We had a lovely lunch in a trattoria near the apartment recommended by Bianca. Host was so helpful and always available.
