Look, I’ve stayed in plenty of places in Bologna, but this apartment on Via Marchesana genuinely surprised me. I mean, when you see “Luxury House” in the name, you sort of brace yourself for disappointment – but honestly, this 100 square meter space lives up to it. The building itself is tucked into this quiet residential street just off the main tourist drag, which is actually perfect because you’re close enough to walk to Piazza Maggiore in about ten minutes, but far enough that you won’t hear drunk university students stumbling home at 2 AM.

The space feels more like staying at a well-traveled friend’s apartment than a rental – there’s real attention to detail here. The kitchen is properly equipped (not just a mini-fridge and hot plate situation), and I actually ended up cooking a few meals because the nearby Mercato delle Erbe is just a short walk away. You know what I loved? The windows are huge and face the right direction, so you get this lovely morning light without the afternoon heat beating down on you. The owner clearly knows Bologna’s weather patterns. The bathroom is modern without being sterile, and the shower pressure is excellent – honestly, that’s something you don’t realize you miss until you’re dealing with a dribble in some historic palazzo conversion.

What really sets this place apart is the neighborhood feel. Via Marchesana sits in this sweet spot where you’re surrounded by actual Bolognese life – there’s a great little bar around the corner where the barista remembered my order by day three, and the evening aperitivo crowd is mostly locals, not tourists. The university quarter is walkable, so is the historic center, but you’re also close enough to the train station that day trips to Florence or Venice don’t require a major production. Parking can be tricky (this is Bologna, after all), but the owner provides solid advice about the zones and timing. I ended up using the Park Santo Stefano lot most days – it’s a brief walk but worth it for the peace of mind. The 9.6 rating makes total sense once you’re there; it’s one of those places where small thoughtful touches add up to something really comfortable. The WiFi is fast, the air conditioning actually works, and there are enough power outlets that you don’t have to choose between charging your phone and your laptop. If you’re coming during university season, book early – places like this fill up fast when students’ families visit.

  We stayed for 3 weeks in Italy travelling around and this was by far our favourite accommodation. Location was incredible, we walked everywhere from the apartment with 4 small children so if we can do it then so can you! Apartment was exceptionally clean and really well thought out storage. Everything felt considered. We also found it quiet in the evenings provided the windows were shut. The mezzanine bedroom was a really creative use of space and the shower was fantastic. Cannot recommend enough. Superb apartment and a fabulous host

  What could be improved: The owner can't help this, but one of the bedrooms is located right next to the terrace of the adjoining Japanese restaurant. There's some noise on Fridays and Saturdays (even when you close all doors and windows).

  L’appartement est superbement situé dans l’hyper centre de Bologne, tout est donc accessible à pieds. L’aménagement intérieur a été fait avec goût et tous les équipement électroniques sont top. Les chambres sont grandes et confortables. La cuisine est agréable. Tout a été pensé pour passer un bon séjour, y compris des guides multilingues.
  Les échanges par mail et WhatsApp sont rapides, efficaces et très sympathiques grâce à Alessandra.
  
  What could be improved: L’appartement étant situé dans l’hyper centre, on a forcément les deux petits inconvénient qui vont avec : pas de stationnement en bas de l’immeuble (mais un parking privé à 4min à pieds) et les soirées peuvent être bruyantes avez les restaurants à proximité.
