I stumbled across it last spring when everything else near the centro was either booked solid or ridiculously overpriced, and honestly, I’m kind of glad those other places were full.
The location on Via Camillo Procaccini is one of those Bologna gems that locals know but tourists often miss. You’re about a fifteen-minute walk from Piazza Maggiore, which sounds far but actually isn’t – especially since you’ll pass through some of the city’s most authentic neighborhoods on the way. The street itself is pretty quiet, lined with those beautiful porticoes that Bologna’s famous for, and there’s this little osteria about three doors down that serves the kind of tortellini that’ll ruin you for the packaged stuff forever. I mean, the hotel’s nice and all, but that pasta… anyway, parking can be a bit tricky if you’re driving since it’s in a ZTL zone, but the front desk folks are really helpful about directing you to nearby spots.
What really sets this place apart is how they’ve managed to feel both polished and welcoming without crossing into stuffy territory. The rooms have this warm, contemporary vibe – think clean lines mixed with touches that actually reference the city’s history, not just generic “Italian” décor. My room had these gorgeous wooden shutters that opened onto a quiet courtyard, and the bed was honestly one of the most comfortable I’ve encountered in Italy (which, let’s be real, isn’t always a given even at nice places). The bathrooms are modern without being stark, and they stock these amazing locally-made toiletries that smell like herbs from the Emilian countryside. Small detail, but the kind of thing that makes you feel like someone actually thought about your experience. The Wi-Fi is solid throughout – I worked from the little lobby area a few mornings and never had issues. Staff-wise, they hit that sweet spot of being genuinely helpful without hovering, and their local recommendations were spot-on. They pointed me toward this incredible weekend market in Piazza VIII Agosto that I never would have found otherwise.
The breakfast spread is worth getting up for, which is saying something when you’re on vacation. Fresh pastries, local cheeses, properly made coffee – not groundbreaking, but executed really well. You can eat in their bright breakfast room or, if the weather’s nice, in the courtyard where the morning light filters through these old trees. It gets busy around 9 AM, so if you’re not a morning person, either embrace the buzz or wait until closer to 10:30. Overall, House Procaccini feels like what Bologna does best – unpretentious excellence that doesn’t need to announce itself. It’s the kind of place you’d actually want to return to, not just because it’s convenient, but because it genuinely enhances your experience of the city.

Host was very kind and flexible regarding the key collection. She also helped me to find the right parking area for my car. The apartment is fully equipped and very comfortable: very warm, I didn't need to use the Aircon as the central heating worked very good. The bed is very comfortable and the bedroom has a lot of storage spaces. I particularly appreciated the coffee machine.

The apartment is roomy and very clean.
I enjoyed the espresso maker and the tea kettle.
The location is very good. It is a 10 minute walk for most people from the train station–from the east entrance to the station. It is then walking distance to the center of the city–another mile or so.
The room temperature was adjustable
What could be improved: I knew that the apartment had no lift (elevator) but I did not know it was so many flights to the apartment. If I had known, I would not have booked it. But, as I wrote above, Daniela helped me with my bag so it was all right. Going down was not a problem.
The unit does not have a microwave. For me–this is important.

Great overall experience. Smooth check-in (Daniela, thank you for waiting me from the train). Nice neighborhood (as long as you don't mind walking a few blocks from the station). Comfy, clean, the apt. has almost everything you can think of (see below in improvement hints). Good value for money.

The location is perfect, just 10 minutes walking by the train station and 20 minutes walking from the city centre.
The apartment is in a quiet area, cleaned and spacious. The landlady also left some coffee, tea and other condiments for us to dispose of, even if breakfast was not included.
I was there for work with a colleague and the internet connection worked very well (both of us were in video meetings all the time and often at the same time).

What could be improved: it is 3 floors without an elevator! if you have a lot of luggage or with a mobility disability, this accommodation is definitely not for you.
We had some issues with the neighbours as they were complaining about the noise we made while doing some physical training at 18.30 in the afternoon! The apartment is spacious and light, and was a very comfortable place to stay for a week in Bologna. The kitchen had plenty of pots, pans, and utensils, as well some store-cupboard basics like olive oil and sugar. Daniela met me at the apartment when I arrived, and was very friendly and helpful in showing me around – she has also compiled a useful file of local sights, restaurants, and amenities. The apartment is convenient for the station, which was good for making day trips out to Ferrara, Ravenna, etc.. I would happily recommend this apartment to anyone visiting Bologna.
