House Passarotti, 21 Overview

First Impressions

Walking up to House Passarotti, 21 for the first time, I honestly wasn’t sure what to expect — the name doesn’t exactly scream “hotel,” does it? But that’s actually part of its charm. This four-star boutique property sits quietly on Via Bartolomeo Passarotti, and you’d almost miss it if you weren’t looking. The entrance feels more like stepping into someone’s elegant home than a traditional hotel, which I mean in the best possible way.

Location & Neighborhood

Here’s what I love about this spot in Bologna — you’re close enough to everything that matters, but far enough from the tourist chaos to actually get some sleep. The university district is just a short walk away, and you can reach Piazza Maggiore in about fifteen minutes on foot. What really sold me though was discovering that some of the city’s best osterie are practically around the corner. You know how couples rated the location 8.4? I get it — there’s something romantic about wandering these quieter streets in the evening, especially when you stumble upon those hidden wine bars that locals actually frequent.

The Room Experience

My room had this interesting mix of contemporary design with subtle nods to Bologna’s academic heritage — think clean lines but with character. The bed was seriously comfortable (I’m picky about mattresses), and the bathroom felt more spacious than I expected for a boutique property. What struck me most was the attention to lighting — they actually thought about how you’d want different moods throughout the day. The windows open properly too, which might sound trivial until you’re in Italy in summer and realize how much that matters.

Daily Rhythms

Mornings here have this lovely, unhurried feel. The breakfast setup isn’t huge, but honestly, everything they do offer is done well — proper coffee, obviously, and pastries that taste like they came from the bakery down the street (because they probably did). I found myself lingering longer than usual, partly because the dining area gets this gorgeous natural light, and partly because there’s no rush to escape like at some hotels. The staff seems to understand that breakfast should be savored, not inhaled.

Why Guests Love It

After staying here, I understand why recent guests rated the location so highly — it’s that sweet spot where you feel like you’re living in Bologna rather than just visiting it. The 8.9 overall rating makes sense when you add up all these small things done right. It’s not trying to be the fanciest place in town, but rather the kind of spot where you’d actually want to spend time, not just crash for the night. If you’re the type who appreciates thoughtful touches over flashy amenities, and you want to experience Bologna from a more authentic base, this place really delivers on that promise.

Reviews of House Passarotti, 21

  • Ottima soluzione per soggiornare a Bologna. – Andrea from Italy – 18 June 2025 (10/10)

What could be improved: Nulla. Per la nostra necessità è stato perfetto.

very nice . wide and clean apartment.

  • Even though the unit wasn’t really central, bus services are really good. Definitely worthwhile. – Helen from Australia – 12 October 2024 (7/10)

Having a unit for a change, to cook etc.

What could be improved: Wasn’t anything that stood out.

  • It was an enjoyable stay – Sunny from Kyrgyzstan – 30 April 2024 (10/10)

It was great having a small private apartment all to ourselves, with a kitchen and all necessary utensils

  • Nice apartment – Stеnly from Bulgaria – 5 March 2024 (9/10)

Nice apartment, you have all you need, and you can feel home. Very helpful and friendly host Daniela. Very clean and well renovated. Not far from the center. You can use two busses to reach the center and the central station.

What could be improved: The check-in and check out time was not comfortable to me even the host let me go out later. I think the check out time can be later, especially on Sunday, [people don't like to wake up because they must go out)and when there is no reservation for the next day. It will be useful to have the key 🔑 box. This way, there is no need to wait for your host to check in and can come in even late. Supermarket or small shop are not very close.

  • Superb – Clare from Ireland – 20 June 2023 (9/10)

Super clean. A delight to return to this quiet apartment after a busy day touring in the city. The shower was brilliant.

What could be improved: The sheets could be renewed.

  • Passable – Seyda from Turkey – 5 May 2023 (5/10)

Kitchen and furnitures are good enough.

What could be improved: Bed linens and towels are awful. Also central heating doesn’t work. We used air condition in the bedroom for heating. The host doesn’t speak English. So it took times to translate everything English to Italian from google translate. When we arrive first day at room at late time we learned the the outdoor was doesn’t work so we couldn’t went outside

  • Gorgeous modern stay with a fantastic host. – Andrea from United Kingdom – 27 September 2022 (10/10)

This site is absolutely beautiful – clean, modern, with all the facilities you need for a great stay. The host is fantastic, responsive and kind and helpful. Great location, easy to get the bus straight into the city centre.

  • Exceptional – 297 from Poland – 17 September 2022 (10/10)

Very nice apartment, clean and comfortable. Situated about 20 minutes of walk in the straight line from central station. Daniela is a very kind person, any troubles with contact to her.
    I recommend this place 🙂

What could be improved: nothing 🙂
