The thing about this place is that it sits right in Saragozza, which locals will tell you is where you actually want to be if you’re staying more than a couple nights. It’s got that residential Bologna vibe without being stuck in tourist central, and Via Frassinago itself is this quiet tree-lined street where you can actually hear yourself think.
The suites themselves are surprisingly spacious – I mean, we’re talking about Italy here where hotel rooms are typically the size of a closet, but these actually feel like apartments. The kitchenette situation is legit too, not just some mini-fridge and hot plate setup. You know what really got me though? The attention to detail in the bathrooms. Proper water pressure (miracle in Bologna), heated floors, and these little touches like actual good lighting for getting ready. The beds are firm but not rock-hard, and the blackout curtains actually work – crucial because those Italian summer mornings start early and bright.
Location-wise, you’re about a 15-minute walk to Piazza Maggiore, which sounds far but honestly it’s perfect. You get to cut through some of Bologna’s most charming neighborhoods, past those endless porticoes everyone raves about. There’s this fantastic osteria called Da Cesari just a few blocks away that most tourists never find, and the morning market on Via Drapperie is an easy stroll. The area gets pretty quiet after 10 PM, which some people might find boring but I thought was perfect after long days of sightseeing. Parking can be tricky – Bologna’s old center isn’t exactly car-friendly – but the hotel staff actually helped us figure out the zona traffico limitato situation, which saved us from getting fined.
The service feels more like staying with knowledgeable friends than typical hotel stuff. When I mentioned wanting to visit some of the lesser-known churches, the front desk guy (Marco, I think?) sketched out this whole walking route with timing suggestions and even called ahead to make sure San Giacomo Maggiore would be open. That’s the kind of thing that makes an 8.6 rating feel earned rather than inflated. My only real complaint is that the elevator is pretty small – fine for two people with luggage but gets tight with more – and the WiFi occasionally hiccupped in the evenings when everyone was streaming.
The breakfast setup is continental but done right, with actual local pastries and decent coffee, not the usual hotel swill. They source from a nearby pasticceria, and you can tell. If you’re the type who needs a full English breakfast, you might be disappointed, but if you want to eat like you’re actually in Italy, it works perfectly. Overall, it’s one of those places where the four-star rating feels honest – comfortable and well-run without trying too hard to be fancy. For Bologna, especially if you want to feel like you’re living in the city rather than just passing through, it’s pretty much ideal.

The location was great, close to a lot of shops , restaurants, and less than a mile to the center of the historic center. The apartment was clean , quiet and had plenty of space for two people .
What could be improved: The parking was OK, a little tight getting in and out, but that is typical for European cities. Also about 1/2 of a mile away from apartment. Really easy to gain access, the hosts communication was great. Luggage storage was really easy and in a great part of town.
What could be improved: The floors/ceilings were a little thin so you could hear footsteps from the room above or the people below but it wasn’t a problem. The guests below were a little loud late one night but I messaged the hotel on WhatsApp and the replied quickly and said they’d ask them to be quiet. The keys was easy to pick up. One code to open the door makes the security good. and then the second keys was for the property. This makes it double safe for those who are concerned about that. The beds were clean and comfy. The washing machine came very handy and was good for use. There was shampoo, body wash and conditioner in the shower which was clean. Coffee and sugar provided too with coffee maker.
This property does meet expectations and is super convenient to get to town about 5-10 min walk.
What could be improved: We had a minor issue with the air-conditioning because all the heaters were on full when we arrived. Keep in mind this was winter so they put it on for comfort probably. When we wanted to use the aircon to cool the place down quicker the message was received on the app but a solution was never provided. Maybe a sheet with instructions would have been handy for these type of things? Again minor inconvenience.
