You know what struck me first about Fantuzzi Home? It’s actually in someone’s old palazzo on Via San Vitale, and when you’re walking up to number 23, you get this feeling like you’re about to ring the doorbell at your Italian friend’s family place. The entrance is pretty understated – no flashy hotel signage screaming at you – which I honestly loved because it feels more authentic to how Bologna actually is.
The location is sort of perfect if you want to feel like you’re living in Bologna rather than just visiting it. Via San Vitale runs parallel to the main drag toward the center, so you’re close enough to walk to Piazza Maggiore in about ten minutes, but far enough that you’re not dealing with the tourist crowds right outside your window. There’s this little alimentari around the corner where the owner will slice you the most incredible mortadella, and honestly, having that nearby made my mornings so much better than any hotel breakfast buffet could. The university area is right there too, which means the neighborhood has this great energy – students grabbing aperitivo at the osteria down the street, older residents doing their evening passeggiata.
What really sets this place apart is how they’ve kept the character of the building while making it actually comfortable to stay in. The rooms have these beautiful high ceilings and original details (some of the door hardware looks like it’s been there for decades), but the bathrooms are modern and the beds are properly comfortable. I mean, you’re not getting generic hotel furniture here – everything feels curated, like someone with actual taste put thought into each piece. The staff treats you more like a houseguest than a hotel customer, which sounds cheesy but it’s true. They’ll tell you which trattoria to hit on Tuesday nights or where to find the best gelato that isn’t overrun with tourists.
The 8.2 rating makes sense to me – this isn’t going to be everyone’s cup of tea if you want a big lobby with concierge service and all that. But if you want to stay somewhere that feels connected to the city, where you can walk to the covered markets in the morning and stumble home from dinner at a place only locals know about, then Fantuzzi Home gets it right. Bologna isn’t trying to be Florence or Rome anyway – it’s got this unpretentious, lived-in quality that’s all about good food and real life, and this place captures that perfectly.

Appartamento di un certo fascino, con vista sulla corte interna del palazzo.
A pochi passi dal centro e supermercato nelle immediate vicinanze.
What could be improved: Siamo arrivati a giugno in piena canicola, purtroppo l'appartamento ha 3 ventilatori che servono a ben poco perché piuttosto vecchi e mal ridotti, però se si aprono tutte le finestre di notte circola aria. Appartamento situato quasi nel sottotetto dunque da tenere conto il caldo.

The location was unbelievable, the Palazzo itself an absolutely magnificent spot, right in the most lively part of the city, close to everything. Really nice hosts as well! Overall a great stay!

Il palazzo storico che alloggia l'appartamento è spettacolare, per non parlare dell'androne. Tutto poetico.
La posizione è strategica puoi raggiungere i monumenti e le strade principali di Bologna. Nel complesso l'appartamento è molto carino anche se ha bisogno di essere attenzionato in qualcosa. Però tutto sommato è abbastanza accogliente. Lo consiglio soprattutto ai giovani, perché la sera il si anima, ed è un bel vedere. Nelle vicinanze non manca nulla , dai supermercati, ai pub trattorie/osteria e chi più ne ha più ne metta.
