The host was on time as agreed and very pleasant and helpfull. A small issue with the shower drain was fixed immediately and did not cause any inconvenience. The room was great for my stay. The parking was good and convenient and free.
A restaurant close by, was also good and reasonably priced with very friendly staff. Great position if going by car to the Bologna Fiera, about 7 minutes drive each way at rush hour.
What could be improved: The signage for the B & B is very small and only on the door bell unit!! Needs to be prominent, especially in dark evenings.
The 'breakfast included' was a disappointment for me, where one has to self serve/cook your own breakfast and washup!!
Instructions for using the coffee machine should be written on a paper in English as well, If the host had not shown me how to use the machine, I would have not had coffee at all. The breakfast is a basic Continental offer. However, I was able to have a suitable meal each day for breakfast, once I understood the layout and operation.

A very welcoming and communicative host. The room, bathroom, common space and beds were all clean and well prepared, nice design. The portable a/c was definitely helpful and efficient.
What could be improved: We didn't expect it to be a (?) 4 bedroom flat, I guess we booked too hastily. It's tastefully designed but that wasn't enough to give us a more positive stay. We did only stay 1 night, the room would have been too small and cramped for 4 of us to stay any longer. What was a real let down was breakfast, as some other reviews have noted it's all packaged items which weren't nice; we had to go to a cafe after departure. What could be improved: It’s a student residence so very noisy at night and a lot of screaming.
Also Calling the breakfast a breakfast is very much a stretch! It was just a bunch of industrial brioches and cakes in sped service and a coffee machine… very disappointing.
