It’s actually tucked away in a neighborhood where you’ll hear more Italian than English — which honestly makes the whole experience feel more authentic. The building itself has that weathered brick character that screams “real Bologna,” not some sanitized hotel version of it. When you’re wheeling your suitcase over those uneven stones (and trust me, pack light), you’ll pass a tiny osteria that locals actually frequent and a shop selling the kind of aged parmigiano that’ll ruin grocery store cheese for you forever.
The loft space itself is… well, it’s sort of what you’d expect from a 4-star place, but with more personality than your typical hotel room. The exposed beams and industrial touches work without feeling forced, and there’s actually enough space to spread out your stuff — something I’ve learned not to take for granted in European city stays. The kitchen setup is legit functional, which matters if you’re the type who likes to grab fresh ingredients from Mercato delle Erbe (about a 10-minute walk) and actually cook something. I mean, the coffee situation alone makes it worth it — there’s a proper espresso maker, not some sad pod machine. The Wi-Fi was solid throughout my stay, the shower had decent pressure, and honestly? The beds were comfortable enough that I didn’t wake up feeling like I’d been wrestling with Italian furniture all night.
What really sold me on this place, though, is the location without the chaos. You’re close enough to the university area that you can walk to Piazza Maggiore in maybe 15 minutes, but far enough from the main tourist drag that you won’t be dodging study abroad groups at 7 AM. The neighborhood actually comes alive in the evenings when locals are heading home from work — there’s something nice about feeling like you’re staying somewhere people actually live. Parking can be a bit of a puzzle if you’re driving (Bologna’s historic center isn’t exactly car-friendly), but the train station is accessible enough that you probably won’t need one anyway. The 8.3 rating makes sense to me — it’s not going to blow your mind, but it gets the important stuff right and gives you that “living in Bologna” feeling that’s worth way more than fancy amenities you’ll never use.

Well designed inside, good bathroom.
Close to station
Bathroom, towels & bed linen clean.
Coffee machine with pods supplied.
What could be improved: No view / bars on the windows – felt like going into a lock-up. No outside space to sit.
Lots of people sleeping rough in immediate neighbourhood, would not feel safe as a solo traveler.
Aircon not very effective.
Lots of dust on floor & raised surfaces.
Could hear neighbours.

A very clean apartment close to the train station and about 15 minutes walk to the centre of Bologna.

Location was very good.
What could be improved: The heating wasn't working. Not even the AC was blowing hot air. Since we were in february it was really cold and not at all comfotable. The host didnt care and the guest support is horrible. Check in at 16 is also really late. The kitchen is not well equpped as there isn't even a knife avaiable. Ottima soluzione a due passi dall'autostazione di Bologna. Dotata di tutti i comfort il loft si presenta accogliente e consigliato quale soluzione per soggiorni brevi o di media durata in città. Efficace anche la comunicazione con lo staff.

What could be improved: There was no hot water for the entire stay. The stay manager arranged works which indicated the issue was rectified but it was not. I was offered an extra night in a different apartment which I was unable to accept. Instead I requested a small refund to compensate after which all further communication was ignored by the property manager.

Location excellent once we found the actual property. We were not told that three roads with exactly the same name was/were the property location. Neighbours were all commercial properties and shut as it was dark by the time we arrived, and we only found the property with the help of an employee of a hotel nearby. Telephoned the owner on WhatsApp but received no response.
What could be improved: Shower water hardly heated up while we were there. No knife available to cut bread, cheese, fruit etc. Buttering bread with the knives there was OK. Texted the owner about water and knife – response was there was nothing wrong with the hot water system.
