The thing is, when you climb up to the third floor (and yes, you’ll be climbing – Italian buildings aren’t big on elevators in these old places), you step into this surprisingly bright apartment that feels like someone’s stylish Italian relative just handed you the keys.
The location is honestly perfect if you want to feel like you’re living in Bologna rather than just visiting it. Strada Maggiore is one of those streets that locals actually use – you’ll hear the morning coffee routine from the bar downstairs, watch nonna-types heading to market, that sort of authentic daily rhythm. You’re maybe a five-minute walk from Piazza Maggiore, which sounds touristy but is actually where everyone ends up anyway because that’s where the good aperitivo spots are. The university district is right there too, so the whole area has this lived-in energy that’s way better than staying near the train station.
What really got me was how they managed to make a historic space feel so… well, livable. The apartment gets incredible natural light – something about the way it’s positioned in the palazzo just floods the place with this warm glow most of the day. The ceilings are high (classic Italian palazzo style), and they’ve kept some of the original details without making it feel like a museum. I mean, you’ve got modern amenities where you need them, but you’re still sleeping in a building that’s probably older than your home country. The noise level is surprisingly reasonable too – Strada Maggiore gets busy during the day, but it’s not like staying above a nightclub or anything. Actually, the street sounds kind of become this nice background hum of city life.
The whole setup works especially well if you’re planning to explore Bologna properly – and by that I mean eating your way through the city, which is really the only way to do it. You’re walking distance from Osteria del Sole (bring your own food, buy their wine, sit at communal tables with locals), and the Quadrilatero market area is basically around the corner. Pro tip: grab supplies from Tamburini, the fancy food shop that’s been there forever, and have breakfast in the apartment. The morning light in that space with proper Italian coffee and prosciutto? That’s the kind of moment that makes you understand why people fall in love with this city.
Look, Bologna isn’t trying to be Florence or Rome – it’s got its own thing going on, and this apartment captures that perfectly. It’s elegant without being stuffy, central without being chaotic, and comfortable in a way that makes you want to extend your stay. Just remember to pack light because hauling luggage up those stairs will remind you real quick that you’re in a 500-year-old building.

Luca was a very responsive host, the property was unique to my experience, a superb opportunity to see behind the front doors to a palazzo. Location is excellent and the information Luca provided in advance via his concierge link was invaluable.

Such a great apartment in a brilliant location so close to everything. It's a proper two bed as the room with the sofa bed is its own bedroom – we thought one of us would be in the living room. It was so comfortable and spacious, and Luca could not have done more for us, helping and advising on loads. Already planning a return visit.
