The name makes it sound like some corporate high-rise, but it’s actually this really thoughtful conversion in one of Bologna’s quieter residential pockets. Via Caldarese isn’t exactly where tourists typically end up – it’s more where locals actually live, which honestly turned out to be perfect.
The loft setup is what really works here. I mean, they’ve managed to keep that industrial-chic thing going without making it feel cold or sterile. The exposed beams and high ceilings give you space to breathe, and the windows are generous enough that you get proper natural light filtering in. What I appreciated was how they handled the details – the bathroom fixtures feel substantial, not like they’ll break if you look at them wrong, and the beds are actually comfortable (you’d be surprised how often hotels mess this up). The kitchenette situation is more functional than I expected too, which came in handy since Bologna’s markets are incredible and you’ll want to bring stuff back.
Location-wise, you’re about a fifteen-minute walk from the historic center, but here’s the thing – that walk takes you through actual Bologna neighborhoods where you’ll stumble across family-run osterie and see how people really live here. The Porta San Mamolo area is right nearby, and honestly, some of my best meals happened just wandering around there rather than hitting the obvious tourist spots near Piazza Maggiore. There’s decent bus connections if you don’t feel like walking, though the city center is totally doable on foot. Parking can be a bit of a puzzle in this part of town – not impossible, but you’ll want to sort that out with the hotel beforehand rather than hoping for the best.
The staff actually knows the city, which makes a difference. They pointed me toward this little place on Via del Borgo di San Pietro that I never would have found otherwise, and when I mentioned I was interested in the university area, they gave me actual directions instead of just vague gestures. Check-in was smooth – no dramatic lobby experience, just efficient and friendly. The building stays pretty quiet even though you’re in the city, though you’ll hear the occasional scooter or early morning delivery truck, which is just Bologna being Bologna.
What really sold me on this place was how it felt after a long day of wandering around. It’s got that sense of being a proper home base rather than just somewhere to crash. The 4-star rating feels right – it’s polished and well-maintained without being fussy about it. At 8.5 out of 10, that tracks with my experience. Not perfect, but the imperfections are minor and the strengths are exactly what you want: comfort, character, and a location that lets you experience Bologna like you’re staying in someone’s neighborhood rather than tourist central.

What could be improved: Communication random by e-mail and WhatsApp. In the end I had to call to get instructions. The instructions to get and deposit the key needed fantasy (annoyingly so). What could be improved: Everything was great but the bedding: no blanket whatsoever and too thin and uncomfortable pillows. We would have preferred a blanket and thicker or additional pillows instead of a few extra and unnecessary things in the apartment such as a vacuum cleaner.
