The name’s a mouthful – Bellavista panoramic terrace whatever – but just call it what it is: a gorgeous spot with one hell of a view. You’re right in Sant’Orsola, which I mean, if you know Bologna at all, you know that’s the sweet spot between the university buzz and the real residential feel of the city.
The terrace is absolutely the star here. I spent my first morning out there with espresso, looking out over the red rooftops, and you can actually see the hills surrounding Bologna on clear days. It’s not one of those tiny juliet balconies you get squeezed into at most city places – this is proper outdoor space where you can actually eat dinner or just sprawl out with a book. The apartment itself feels like someone’s well-loved home rather than a sterile rental. The floors have that satisfying old-building solidity under your feet, and there’s enough kitchen space to actually cook if you hit the morning market at Mercato delle Erbe (which is maybe a 12-minute walk, by the way).
What really works about this location is how it sits just outside the tourist hurricane but connects you to everything easily. Via Venturoli is quiet enough that you’re not dealing with drunk students stumbling past at 2 AM, but you’re still close enough to walk to the university area when you want that energy. The Ospedale Sant’Orsola is nearby – sounds weird to mention, but it actually means the neighborhood has good infrastructure and stays lively without being chaotic. I found myself walking different routes each day: sometimes cutting through the university district to get to the center, sometimes wandering the residential streets where you see actual Bologna life happening. Parking was surprisingly manageable for this area, though I’d still recommend checking with the host about specifics.
Honestly, the 9.8 rating makes sense once you’re there. The details matter – good water pressure, reliable wifi, windows that actually block sound when closed. The host clearly knows what travelers need without going overboard with unnecessary touches. I appreciated that check-in was straightforward, no dramatic key ceremonies or overly complicated instructions. You get the feeling this person has figured out how to make their space work for guests without losing its authentic character. If you’re looking for that boutique hotel experience but want to feel like you’re living in Bologna rather than just visiting it, this place gets it right.

Your cosy home in Bologna – Anna from Poland – 6 July 2025 (10/10)
We felt like at home from the first seconds of our stay. Hosts offered us free pick up from the airport which we really appreciate since we landed in the middle of the night. Appartment is cosy, clean and have great tarrace which we have been using quite a lot. We also like that Host provided snacks and food for first breakfast.

Very cozy, bright and clean apartment not very far from the city centre ( aprox. 20-25 min walking). It s located in a quiet area next to the hospital, Gianluca gave us some good recommendations for restaurants. Very nice terrace with view. The air conditioning works well, clean towels. The son of Gianluca was so kind to pick us up from the central station which was a huge help for us and showed us a bit around. When we arrived , the fridge was full with some drinks and snacks for breakfast. In general the communication was really good and friendly and that s sth really important. I would definetely stay here again

The apartment is cozy and really nice. The terrace is great and we would have liked to have more time to enjoy some prosecco or a beer. Indeed, it’s a little bit out of the city centre, but the bus station is right near the apartment and for us this was not inconvenient as we like to walk and explore. The host was really nice and helpful, he picked us up from airport, even though we had a delay. Overall it was a great stay and for sure we would like to book again this accommodation it we are in the area.

A lovely apartment with lots of character. The host very kindly met us at the airport – free of charge – which considering there were public transport strikes was an absolute godsend. There was enough food in the fridge for breakfast for 2 for 5 mornings. Highly recommended!

Everything was great! The apartment was clean and well-equipped. Lots of delicious breakfast treats were provided. The highlight was the view from the terrace. The hostess was very nice and even picked us up from the airport for free.

The host was amazing. He met us at the train station, then driving us to his apartment, he suggested a couple of restaurants for dinner! He was also so generous in providing our breakfast with all sorts including coffee, milk, salami, bread…! The place is lovely, it has everything you may need for a holiday. Thank you so so much for the everything! 😊
What could be improved: It’s not a complaint, but the shower is a bit uncomfortable, and if you are not careful when pulling back the curtain, the water goes on the bathroom floor. Also the sofa in the living room is really small! But again, it’s not a complaint; this is a lovely place, really well thought by the owner!
