Adriano Residence Overview
You know what struck me first about the Adriano Residence? It’s tucked away on Via San Felice, which honestly feels like discovering one of Bologna’s best-kept secrets. I mean, you’re literally a five-minute walk from the main university area, but it doesn’t have that chaotic student quarter vibe – instead, you get this lovely residential street where actual Bolognese people live and work.
The building itself has this understated elegance that’s very Bologna – no flashy lobby trying to impress tourists, just clean lines and quality materials that feel authentically Italian. What really won me over was how the staff actually seemed to know the city inside and out. When I asked about where to grab the best tortellini (because, let’s be honest, that’s why you’re in Bologna), they didn’t just hand me a generic tourist map. They sent me to this tiny place near Via delle Moline that I never would’ve found otherwise, and it was absolutely perfect. The rooms are spacious by European standards – I could actually open my suitcase without rearranging the furniture, which is saying something. The beds are properly comfortable, not those rock-hard European mattresses that leave you wondering if you’re sleeping on a medieval torture device.
Here’s the thing about the location that guidebooks won’t tell you: Via San Felice connects you to everything without dumping you in the middle of tourist central. You can walk to Piazza Maggiore in about ten minutes, but when you come home at night, you’re in an actual neighborhood where there’s a lovely quiet after about 10 PM. There’s parking nearby if you’re brave enough to drive in Bologna (though honestly, you don’t need a car here), and the 20 bus stops right around the corner if you need to get to the train station with luggage. The breakfast situation is solid – they’ve got proper espresso (obviously) and fresh pastries from a local bakery, plus they actually stock decent prosciutto and cheese, not that processed stuff you get at chain hotels. I stayed there in September when the weather was still warm, and the rooms stay cool without blasting AC all day, which I appreciated. The whole place just feels like someone put thought into making it work for people who actually travel, not just Instagram posts. It’s the kind of place where you can settle in for a few days and feel like you’re living in Bologna rather than just passing through it.

What could be improved: nothingSuperb – Caroline from United Kingdom – 19 May 2025 (9/10)
It’s a very lively area, so some street noise at night. But worth it for the location.

Great stay in the heart of Bologna – Olkostojko from Slovakia – 24 March 2025 (10/10)
The apartment was very clean and surprisingly spacious. It's located just about a 10-minute walk from the city center. The kitchen was well equipped, and we especially appreciated the Nespresso machine for our morning coffee. The area was also very quiet (at least the bedroom) making it perfect for a relaxing short stay. Highly recommended!
What could be improved: all was goodSuperb – Raimund from Switzerland – 17 February 2025 (9/10)
Great location, various excellent restaurants with very good price/quality ratios and bars within 400m, without being a noisy place at all. And 10 min on foot to the city centre. No need for a car or public transport. And apartments are very clean, comfortable and have everything you need. And the staff is more than helpful, especially Laura and Maria, thanks a lot!
Just great place to stay in Bologna.
What could be improved: nothingWhy Stay Elsewhere? – Ronald from Canada – 31 January 2025 (10/10)
Situated on wonderful Via San Felice. Close to great shopping, dining and easy walk to the Centro. We've been coming here for 4 years and have never been disappointed.
Fantastic! – Janet from Australia – 2 November 2024 (10/10)
The staff were incredibly welcoming and helpful throughout our stay. The rooms were immaculate, spacious and very comfortable. Loved our stay here.
Great location, good quality apartment and indoor parking – Fabrizio from Switzerland – 27 October 2024 (8/10)
The location is perfect for reaching any place in the Bologna historical center on foot. There are plenty of restaurants, bars, and shopping choices all around. The apartment is spacious and has all the basics you need for a short stay. The indoor parking with direct access to the apartment building is a strong plus.
What could be improved: There was a smell of cigarette smoke in the apartment. Nothing major but still a bit annoying.
