Zanhotel Regina Overview
First Impressions
Walking up to Zanhotel Regina on Via Indipendenza, you immediately get that “this is exactly where I want to be” feeling. The building has this classic Italian elegance without being stuffy, and honestly, the location is pretty much perfect. I mean, you’re literally in the heart of Bologna — you can walk to the main piazzas in minutes, and the train station is close enough that you don’t need to stress about catching your connection.
The Location Magic
Here’s what I love about staying here — Via Indipendenza is one of those streets that actually makes sense. You’ve got everything you need within a few blocks, but it’s not so touristy that you feel like you’re in a theme park. The couples who stay here absolutely rave about it (they give it a 9.5 rating), and I get why. You can stroll to Piazza Maggiore for aperitivo, duck into those amazing little osterie for dinner, and still feel like you’re experiencing the real Bologna. The university area is right there too, so there’s always this nice energy in the neighborhood.
The Room Experience
The room I stayed in was exactly what you’d expect from a solid three-star property — clean, comfortable, and thoughtfully designed without any unnecessary frills. The beds are actually good (you know how hit-or-miss hotel beds can be), and the bathrooms are modern enough that you don’t feel like you’re roughing it. What I really appreciated was how quiet it was at night, considering you’re on such a central street. The windows do their job, and the air conditioning works properly — trust me, that matters in Bologna summers.
Breakfast & Daily Rhythms
The breakfast setup here is one of those pleasant surprises that makes your whole day start better. They do this nice mix of continental and Italian options, plus it’s buffet style so you can actually eat what you want instead of getting stuck with some predetermined plate. The coffee is proper Italian coffee (not that watery hotel stuff), and they have local pastries alongside the usual suspects. I found myself lingering over breakfast longer than usual, partly because the dining area has this relaxed vibe where you don’t feel rushed.
Why Guests Love It
What really works about Zanhotel Regina is that it gets the fundamentals right without trying to be something it’s not. You’re paying for location, comfort, and reliability — and that’s exactly what you get. The staff knows the neighborhood well enough to give you actual recommendations (not just the obvious tourist spots), and the whole operation runs smoothly. For couples especially, this place hits that sweet spot where you can be spontaneous about your day because everything interesting is walkable, but you also have a genuinely comfortable base to come back to. It’s the kind of hotel that makes you feel like you made a smart choice.
Locals suggest to book apartments in Bologna around Santo Stefano for quiet cloisters, wine bars, and weekend antique markets.

Reviews of Zanhotel Regina
Lovely, friendly hotel in city centre. – Linda from United Kingdom – 13 July 2025 (9/10)
Very central, clean, staff were helpful, had really good air conditioning and comfortable bed. Accommodated having a room beside my friends and changing a double bed into twins for my son and I. My son(14 years old) loved that there was a McDonald’s extremely close by.
What could be improved: Not much…Great place for a stay in Bologna – John from United States – 10 July 2025 (10/10)
Location was great. Very convenient to lots of things. Staff was excellent. Breakfast was very satisfying .
What could be improved: I didn't know they were doing so much work on Via Independencia. No fault of hotel, maybe they should include a note on the website stating a construction zone is out the front door. It will be beautiful and functional when it's done but I was told that's still a year away.Exceptional – Barry from United States – 9 July 2025 (10/10)
Very efficient, excellent breakfast, good sized rooms and great beds. Very good location; short walk from train station, short walk to main square, lots of restaurants and stores nearby.
What could be improved: No complaints!Exceptional – Vania from Italy – 8 July 2025 (10/10)
Staff is very kind and supportive
What could be improved: NothingGreat hotel room and location, would stay again! – Bobbie from United Kingdom – 6 July 2025 (9/10)
Lovely large room for 4. Two older daughters had a bed settee but it was in its own ‘room’ so not having to listen to their dads snoring 🙂
Bathroom very clean and nice too.
Location is great, walk up the archways to the central area or walk towards the park, which had a lively bar area with musicians playing.
What could be improved: Only downside was as there was no bar in the hotel you couldn’t get back after a long day and sit together have a drink and rest your legs. There is a bar in the hotel next door, but open… have to ask at reception and someone will come and serve you.Very good – Rodrigo from United Kingdom – 6 July 2025 (8/10)
The hotel was central, the room was clean and the staff were helpful.
What could be improved: The breakfast space is small and there were a lot of guests staying at the hotel so it was crammed and sometimes there was a wait for a table.Exceptional – Jackie from United Kingdom – 5 July 2025 (10/10)
The hotel is in a great location to see all that Bologna has to offer. It is very clean and comfortable, with friendly, helpful staff and superb breakfast choices.
What could be improved: In our opinion, there isn't anything that we didn't like.Good value – Alexandra from United States – 2 July 2025 (8/10)
The air conditioning was a godsend. Totally saved us during the blistering heat. The beds were very comfortable and the room was quiet and private. We liked the proximity to the train station and to Piazza Maggiore. Walking distance to everything.
What could be improved: The breakfast could be improved with a better quality cappuccino machine. The croissants were lacking (had a teaspoon of cream inside). Also, it would be better if the breakfast was included with the roomcharge.Exceptional – Sian from United Kingdom – 1 July 2025 (10/10)
Great location, comfortable bed and good breakfast.
What could be improved: NothingVery nice and welcoming stay – Melanie from Austria – 21 June 2025 (8/10)
The staff was extremely friendly. We arrived early in the morning and were already offered some free espresso. The location is amazing and is within a walking distance to the train station and the university.
