I mean, Bologna’s full of these kinds of architectural surprises, but this one really gets it right. The location is honestly perfect if you want to feel like you’re staying in a real neighborhood rather than tourist central – you’re in Bolognina, which locals will tell you is where the city’s actually heading. It’s about a 15-minute walk to the historic center, but here’s the thing: you’ll want to explore this area anyway because it’s got some of the best trattorias that haven’t been discovered by every food blogger yet.
The hotel itself has that rare quality where everything feels intentional without being precious about it. The rooms are clean-lined and modern, but not in that sterile way that makes you feel like you’re in a hospital. Actually, I was impressed by how quiet it stays – the windows are proper double-glazed, which matters more than you’d think in a city where Vespas are basically the official soundtrack. The staff seemed to actually know the neighborhood, too, not just the standard tourist recommendations. When I asked about morning coffee, they pointed me toward this tiny bar around the corner where the barista knew everyone’s usual order by 7 AM. That 9.1 rating makes sense when you experience little touches like that.
What really sold me, though, was how the place handles the practical stuff without making a big deal about it. Check-in was smooth (they actually seem to staff the front desk properly, unlike some places), and there’s decent parking nearby if you’re brave enough to drive in Bologna – though honestly, you won’t need a car once you’re here. The train station is close enough that you can easily day-trip to Florence or even Venice, but the immediate area has enough going on that you might not want to. There’s this great morning market just a few blocks away where you can grab proper ingredients if your room has a kitchenette, and the evening passeggiata route takes you right past some seriously good aperitivo spots. I wouldn’t call it a destination hotel exactly, but it’s the kind of place that makes you feel like you’ve accidentally stumbled into the real Bologna – which, let’s be honest, is exactly what you want when you’re trying to avoid the crowds around Piazza Maggiore.

Cleanliness and comfortable beds. Not to mention that the place has a nice layout in the 2 bedrooms. Also, it has a very nice space in the living room area.
What could be improved: Was a great communication with the property administration, and even thought the elevator was out of order, and we were advised from the beginning, we can't complaint about anything. The apartment is super nice and very comfortable. It has everything you need for a good stay. The host waited for us until we arrived, after the delay in our flight, he was very kind and cordial. He explained everything to us. From the living room and the rooms you can see the Sanctuary of the Madonna di San Luca. The beds are for 4 persons, extra person have a extra bed in the living room. The beds in the rooms are very soft and cozy. It has two bathrooms which is very convenient for a family of 5 people. I recommend it, I would stay in this place again.
What could be improved: The extra bed was uncomfortable, it does not have a normal mattress instead it have 3 separate cushions that during the night they was moving with the movement of the person. This is something that needs to be improved. You have to pay extras: if you arrive to check in after 7 pm you pay 20 euros in cash and 40 euros if you arrive after 10 pm, you must also pay a tax and you must leave a blocked deposit of 300 euros on your credit card .Modern flat well equipped – Florence from France – 20 July 2023 (9/10)
Very Nice flat clean and Well equiped. Air conditionned was perfect to "survive" with high temperature.
What could be improved: The Fifth bed in the living room is adapted only for young kid.
