The whole vibe is refreshingly un-hotel-like, if that makes sense. When I first walked up to number 5, I actually wondered if I had the right address because it just looks like… well, like a regular Bologna building. Which is exactly what makes it work. Inside, they’ve done this really thoughtful renovation where everything feels crisp and modern without losing that Italian apartment character. The rooms have these great high ceilings (you know how old Bologna buildings are), and honestly, the soundproofing is surprisingly good considering you’re basically in the heart of the university district. I mean, you’ll still hear the occasional late-night student group wandering back from Via del Pratello, but it’s not the kind of noise that’ll keep you up.
What I really appreciated – and this is something you don’t realize matters until you’re actually traveling – is how they handle the practical stuff. Check-in was smooth, no standing around waiting for someone to finish a phone call or find your reservation. The staff actually seems to know Bologna well, too, which is rarer than you’d think. They pointed me toward this little osteria on Via San Vitale that I never would have found otherwise. Location-wise, you’re maybe a seven-minute walk to Piazza Maggiore, but more importantly, you’re right in the thick of where Bologna actually feels like Bologna. The university’s right there, so there’s always this nice energy during the day, and you’ve got real neighborhood spots within a block or two – the kind of places where you can grab a proper cappuccino in the morning without it being a whole production. The 9.4 rating actually feels about right, which is saying something because usually those numbers are either inflated or from people who’ve never traveled anywhere decent. Sure, if you’re the type who needs a concierge desk and turn-down service, this probably isn’t your scene. But if you want to feel like you’re staying in Bologna rather than just visiting it, and you appreciate when someone puts thought into the details without making a big deal about it, then yeah – this place gets it right.

The location was fabulous, just steps from the central Piazza Maggiore, but on a quiet alley. The apartment was very thoughtfully furnished with everything one might want & need for a longer stay (6 nights at the beginning of May), including a washing machine. Owner Pietro was quick to respond by Whatsapp to my many questions. (There was no information in the apartment on how to operate anything or recycling options so I had a number of questions.) The apartment was cool as it receives no direct sun, which was great for me as there was a heat wave. The restaurant on the ground floor, Vicolo Colombina, is very nice.
What could be improved: The air conditioner was very loud so I had to wear ear plugs to sleep. I had a lot of baggage & it would have been very helpful to have known in advance that the apartment is located in a pedestrian-only area so a taxi can not come directly to the address. Perhaps owner Pietro could inform guests in advance of that issue, and let them know the closest vehicle-accessible place as it took me a long time to figure that out (Piazza Celestini is the closest).Exceptional – Marek from Czech Republic – 8 April 2025 (10/10)

The layout, location and amenities. Being in the city center is really ideal as you can explore easier in all directions. Access to Bologna Centrale is just a 15 minute walk and walking in Bologna is the best way to experience this grand city. The noise level was perfect, the host was perfect and the entire home was perfect. We could hear jazz from Piazza Maggiore as well as D'Azeglio by just cracking the window. The kitchen had everything we needed to enjoy cooking in with food from the local markets (really the best feature of renting an apartment in Italy). I would not hesitate to request another stay and, in fact, we are doing just that. Another plus is having Vicolo Colombina right downstairs from the apartment as the food and staff are superb.

Location is very central, yet it was quiet in the apartment. The apartment had all everything needed for a comfortable stay, including kitchenware. It is clean, functional and cosy.

Location was incredible, right behind the main cathedral. The house was very very clean and minimal aesthetics, it was mainly white aesthetics and a bit of cute decoration. The kitchen was well furnished, almost everything you'd need. For us for 2 night was perfect, everything worked perfectly.
The host didn't meet us, it was all automated and through message, but it was clear and concise and it worked well. The house was well heated. Fairly small apartment, but perfect for a 2 people for a holiday.
What could be improved: Nothing, it was great!
