Look, I’ve stayed at plenty of places in Bologna, and Realkasa Luxury S.Orsola Apartments on Via Mazzini is one of those finds that actually lives up to its name. You know how sometimes “luxury” in apartment rentals means they just threw some fancy soap in the bathroom? Not here. These apartments feel like someone’s elegant Italian home that they’ve opened up to travelers – and I mean that in the best way possible.

The location is honestly perfect if you want to feel like you’re living in Bologna rather than just visiting. Via Mazzini puts you right in that sweet spot where you’re close enough to walk to Piazza Maggiore (maybe 10 minutes if you’re not stopping to peer into shop windows), but you’re not dealing with the constant buzz of tourists outside your window. The street itself has this lovely residential feel – you’ll hear the morning ritual of shutters opening and the occasional Vespa puttering by, but it’s never overwhelming. I actually loved walking back from dinner and seeing the locals chatting on their balconies above the small shops below.

What really impressed me was the attention to detail in the apartments themselves. The floors have that beautiful Italian tile work that’s clearly been maintained with care, and the furniture strikes that difficult balance between stylish and actually comfortable. The kitchens are properly equipped too – I mean, you can actually cook here if you want to, not just heat up leftovers. The bathrooms have good water pressure (trust me, this matters more than you think when you’re walking around Bologna all day), and the beds are firm in that European way that somehow leaves you feeling more rested than those squishy hotel mattresses.

Here’s something you won’t find in the official descriptions: the building has character, which means you’ll hear some of the typical old-building sounds – footsteps from upstairs, doors closing in the hallway. It’s not disruptive, just… real. If you need absolute silence, maybe pack some earplugs, but honestly, it adds to the authentic feel of staying in a historic Italian neighborhood.

The staff clearly knows what they’re doing – check-in was smooth, and when I had a question about the best route to Santo Stefano, they gave me the kind of local directions that saved me from the tourist crowds. They also pointed me toward this little alimentari around the corner that makes incredible sandwiches for about half what you’d pay near the university area.

At an 8.4 rating, you’re getting solid value here. It’s not trying to be the flashiest place in Bologna, but it nails the fundamentals while giving you that “I’m actually living here” experience. The apartments work especially well if you’re staying more than just a night or two – there’s something satisfying about having your own space to spread out, make coffee in the morning, and plan your day without feeling rushed out by housekeeping.

    The property was well located, just outside of the main centre with a clear, easy walk or bus route to the heart of the city. The apartment was secure and private and was also close to good cafes for morning coffee espresso and several supermarkets. We were very surprised with how well serviced it was — including a coffee machine, heaps of storage, full kitchenette, washing machine and so on. It was the perfect place for our extended stay in Bologna. It was modern with a touch of history (a grand foyer and a classic Bologna vaulted ceiling!)

    What could be improved: Access to an extra towel or two would have been useful — especially given the length of our stay. It would also be great to have a door mat or entry rug to catch dust and grit carried in on shoes from outside. Also, there were different sized outlets/power-points, one of which did not work.

    Marco was super responsive, location was good, comfort beds, bus station just in front of if the property and the best backery right across the street . There is a perfect spot for pizza just 10 minutes walking distance working till 3 AM

    What could be improved: The shower cabin is a bit tiny. Even that Marco sent me the wi fi pass super fast after my request, it could be convenient to be written in the apartment. I think for the guests would be lovely if there is a compliment like a bottle of water when arriving

    Everything was good, modern, clean and comfy.

    What could be improved: There was a strange smell in the apartment, till the last day we couldn’t figure out what it was, maybe the fake leather sofa? 2 toilet paper rolls for 2 people for 1 week is definitely not enough, we had to buy extra toilet paper.

    The location is great , in walking distance from the historic center. Comfortable beds and fully equipped kitchen.

    What could be improved: The bedroom upstairs was really hot so an air conditioner up there would be useful. Also a makeup mirror in the bathroom.

    Excellent location, excellent area, excellent host

    What could be improved: The painting above the bed is a hazard, it fell off my head when I was sleeping. I am not hurt but i think that painting shpuld not be mounted back up for safety reason.

    Location was good for our purposes.
    The home was beautiful and clean.
    Beds were comfortable.

    What could be improved: The seating was not comfortable.
    There was no place in the shower to put soap and shampoo.
    The hot water was dangerously hot, I had to lower the temperature of the heater.
    On the last day the air conditioner in the bedroom was cycling every five minuets and making an annoying sound so we had to turn it off as it was keeping us awake.

    Great location for exploring, very secure building. Wonderful old building very near shops etc. Good reliable bus service just outside the door. There is also a lovely cafe across the street that sells great coissants and cappucinos. The apartment also had a kitchen to cook which was excellent.

    What could be improved: I can't think of anything that I or we didn't like. I would only say that the upstairs mezzanine bedroom did get quite hot, good job there was a large fan.

    The building and property was very nice and clean and good location to the town centre.
    Inside the apartment was very nice but slightly small for 7 people as it only has 1 bathroom and toilet is in the bathroom so definitely needs another toilet at least.

    What could be improved: 1 toilet and bathroom isn't enough for 7 people to share as long waits for shower and use of toilet.
    Heating is limited which shouldn't be in winter as the are very large properties which take longer to heat and that some of central heating wasn't working so definitely shouldn't have a limited usage when the central heating isn't working properly.
    Also needs a hoover as quite dusty and laminate floors so would be good to have a hoover to clean the floors otherwise you need to wear your footwear to keep your feet clean.
