You know what caught me off guard about Realkasa Lovin House? The name sounds almost too quirky to be real, but honestly, it fits this place perfectly. I mean, it’s tucked away on Via San Petronio Vecchio – one of those narrow Bologna streets where you’ll walk past twice before you actually spot the entrance. The building itself has that weathered brick facade that screams “I’ve been here since your great-grandmother was young,” but inside it’s been thoughtfully updated without losing its soul.

The location is actually brilliant if you know Bologna at all. You’re literally a five-minute walk from Piazza Maggiore, but here’s the thing – you’re far enough from the main tourist chaos that you can actually sleep at night. I stayed here during peak season and was shocked at how quiet it was, especially considering you’re right in the historic center. The staff (there’s this one guy at reception who knows every single restaurant worth visiting) will tell you that Via San Petronio Vecchio connects you perfectly to both the university quarter and the main sights. What they won’t tell you is that there’s a fantastic little osteria about three doors down that locals actually go to – I stumbled on it by accident and ended up there three nights running.

The rooms themselves feel authentically Bolognese, if that makes sense. Mine had these gorgeous old wooden beams overhead, and the bathroom was compact but well-designed (European travelers will know what I mean – American visitors might find it snug). The beds are genuinely comfortable, which isn’t always a given in historic Italian hotels, and the air conditioning actually works – crucial during those sweltering July days when Bologna turns into a brick oven. I loved the little touches, like the locally-sourced toiletries and the fact that they leave you a small guide to the neighborhood’s hidden gems rather than just the usual tourist trap recommendations. The breakfast is simple but solid – fresh pastries from a nearby bakery, decent coffee, and they’ll actually make you a proper espresso if you ask nicely.

What really sold me on this place was the genuine warmth of the experience. The staff doesn’t just check you in and disappear – they remember your name, ask about your day, and seem genuinely interested in making sure you’re experiencing their city properly. During my stay, they helped me track down tickets to a concert at the Conservatorio (which is practically next door) and gave me directions to the best gelato in the Quadrilatero that didn’t involve standing in a tourist line for twenty minutes. It’s that kind of place where you feel like a temporary local rather than just another visitor passing through.

Is it perfect? Well, the elevator is tiny and occasionally temperamental, and if you’re looking for a modern hotel experience with all the bells and whistles, this might not be your speed. But if you want to feel connected to Bologna’s rhythm – waking up to the sound of students heading to lectures, grabbing morning coffee at the same bar as residents, falling asleep to the gentle hum of a living neighborhood – then Realkasa Lovin House delivers exactly what it promises.

  Ruim en schoon appartement. Op korte loopafstand van de bezienswaardigheden en restaurants. Ideale uitvalsbasis voor een stedentrip.

  What could be improved: The interior of the apartment is simple. There is some mold in the bathroom. The Kitchen equipment is very simple, for example the Expresso machines have no handle anymore, you basically burn your hand when you want to poor the coffee in a mug. The mattresses of the beds are worn out and not up to standard.
  Unfortunately we had a very unpleasant incident at the end. As one of the guests left their sunglasses in the apartment, we had to ask several times if someone go and check for them. This was denied due to being busy and being in high season and not having any control over the cleaning staff as it was outsourced. We would have wished for a more customer oriented approach and not being denied a simple request of checking themselves as they seem to outsource cleaning and not having much control there

  I would recommend this place. Staff who opened the door for us was welcoming and helpful.
  Spacious, nice kitchen, spacious toilet x2 , fridge freezer, dishwasher, oven, enough rooms, 2 toilets, keys x 2, lift . location is good, walkable to city center, bus station nearby. quite. We did not drive. They provided everything we needed, enough toilet rolls, kitchen paper, dishsoap, laundry liquid, handwash, tablets for dishwasher, towels, bath gel.

  they put a notice that the temperature was regulated by the government. In February, it was a bit chilly for us.( Duvet kept us warm at night)..
  3 beds were made upon arrival. One king size bed, one double sofa bed, one single bed.

  La ubicación muy buena. En pleno centro histórico. El amoblamiento muy bueno y muy cómodo en general.
  
  What could be improved: Las cafeteras no tienen mango. No había jabón para lavar ropa. Las duchas del baño no tienen agarraderas ni protección. El piso del baño muy liso, muy riesgoso. No hay donde poner el jabón. El acceso al edificio y ascensor muy complicado. El wifi muy escaso, en la habitación final no llegaba la señal.

  It's a very nice and big apartment in the city center of Bologna. We really enjoyed our stay in this place. The rooms are big and comfortable. It's a quiet neighborhood, just a few minutes' walk from the city center.
  
  What could be improved: Not a good temperature in the room. Weather outside was cold that weekend and we had only 19 °C in the apartment.

  it was spacious and full of light with incredible bathrooms, fully relaxing for 6 people! Also super location close to everything you need in Bologna, especially the center and old town.
  
  What could be improved: We liked everything, but the apartment is at the top floor and has stairs in it at the entrance and very tiny vintage elevator, which was very cute to us, but people that do not want to exercise and climb or cannot, should know that.

  What could be improved: Il faudrait une clef sur la porte des sanitaires.
  Si climatisation est en service avec lave linge ou lave vaisselle, ça disjoncte (pour info disjoncteur dans le hall celui du bas à droite).
  Une petite info sur l'emplacement en ZTL aurait été bienvenue, nous aurait évité une verbalisation inattendue et tres onéreuse, car nous n'avions pas fait atttention à la signalisation.
  Les portes et les poignées grincent, pas facile d'être discret lorsque tout le monde dort.
