Petroni 38 by Studio Vita Overview

You know what struck me first about Petroni 38? It’s tucked away on this quiet residential street that feels completely removed from Bologna’s tourist chaos, but you’re actually just a fifteen-minute walk from Piazza Maggiore. I mean, Via Giuseppe Petroni isn’t exactly where you’d expect to find a boutique hotel – it’s more lined with local cafes and apartment buildings where actual Bolognese people live their lives.

Studio Vita clearly put some serious thought into this place. The whole vibe feels like staying at your impossibly stylish Italian friend’s apartment, if that friend happened to have impeccable taste and a thing for modern design. The rooms have this perfect balance of sleek contemporary touches and subtle nods to Bologna’s character – nothing too obvious or touristy, just really well-considered details that make you feel like you’re experiencing the city rather than just visiting it. Honestly, the bathrooms alone are worth mentioning… they’ve got this gorgeous tile work and rainfall showers that actually work properly (which, let’s be real, isn’t always a given in Italian hotels). The beds are seriously comfortable too – I’m talking about that perfect firmness that supports you without feeling like you’re sleeping on concrete.

What I really appreciated was how the staff seemed to genuinely understand the neighborhood. They didn’t just hand me a generic tourist map; they pointed me toward Via del Pratello for evening aperitivo spots and mentioned that the Saturday morning market on Via Ugo Bassi was worth checking out. The breakfast situation is solid – nothing overly fancy, but quality local ingredients and proper espresso that doesn’t taste like it came from a machine. The whole check-in process was refreshingly smooth, and they were totally fine with me leaving my bags there early since I’d arrived on one of those ridiculously early flights.

Location-wise, you’re positioned perfectly to explore both the university district and the historic center without feeling like you’re staying in either tourist bubble. The walk to the Due Torri takes you through some lovely residential streets, and if you’re into food markets, Mercato delle Erbe is practically around the corner. Parking can be a bit tricky in this area – it’s mostly street parking with those blue zones – but the hotel staff can point you toward a garage about five minutes away if you’re driving. The neighborhood gets pretty quiet after dinner, which I loved, though you might hear the occasional vespa or late-night conversation drifting up from the street.

Really, this place gets it right by not trying too hard. It’s sophisticated without being pretentious, local without being overly rustic, and comfortable without being generic. That 8.9 rating makes total sense – it’s the kind of place that makes you feel like you’ve discovered something special, even though it’s professionally run and clearly knows what it’s doing.

Reviews of Petroni 38 by Studio Vita

  • We had an overall lovely stay – great location, uncomplicated communication and very nice apartment! – Leandra from Germany – 7 July 2025 (10/10)

    Great location and spacious apartment

  • Very good – James from United Kingdom – 20 May 2025 (8/10)

The location of the flat for a stay in Bologna is excellent, really central to all of the main sights and central old town of Bologna. It’s about 20 minutes walk from the Train Station, which is a bit of a hike when you have heavy luggage, but that’s no worry for us.

It’s a huge apartment, with a large lounge and kitchen space and a cute balcony, which are lovely spaces to hang out and have breakfast with friends before heading out to explore.

The hosts were lovely, meeting us at the apartment and making the twin bed into a double as well.

What could be improved: There wasn’t much at all to complain about the property. I would say that the shower in the main bathroom needs a big descale, but was still good pressure and powerful. The key to the main gate outside was very hard to open and we nearly got locked out on one evening so maybe look in at whether there’s a way to make that easier for guests.

As you can tell I am knit picking here, it’s a really nice place.

There is a bit of noise from the bar in the square but I didn’t find it to be too bad, just had some earplugs to sort that!

  • Enjoyed the stay despite the issues. Loved the terrace. – Lesley from United Kingdom – 11 May 2025 (9/10)

A very spacious apartment with a nice little terrace. Great location for seeing the sights, lots of bars and restaurants on your doorstep.

What could be improved: The bedrooms overlooked a noisy piazza full of students all day and night which made sleeping tricky. Great windows but still a humming. The second bedroom does not have a door which was also an issue. Anyone in the living room or kitchen would disturb the occupants in this 2nd bedroom. Given that sleep wasn’t easy this was a double whammy for those in the second bedroom. Beds could be better.

  • The best place to stay in Bologna – Aristos from United Kingdom – 12 April 2025 (10/10)

It is fantastic great area and it has 2 rooms and a balcony and it is fully equipped

    What could be improved: Nothing

  • Ecxellent service, optimal location – Axel from Denmark – 5 April 2025 (9/10)

Got another appartment due to technical problems and tje replacement was awesome

  • Very nice apartment! Good proximity from everything – Mubanga from United Kingdom – 17 March 2025 (10/10)

    Spacey and near the centre

    What could be improved: n/a

  • Superb – Stephen from United Kingdom – 22 February 2025 (9/10)

What could be improved: No drying up towels bread knife and board

  • A really good place to stay. – Manu from Sweden – 4 December 2024 (10/10)

The apartment was really good; spacious rooms with all facilities even a washing machine. And the apartment was located close to all the attractions and amenities.

What could be improved: As it is a university town and as the apartment was located very close to the cafes and restaurants, it got a bit noisy at night. But, since we were very tired by the end of the day, we slept soundly.

  • Very good – Angela from Australia – 8 September 2024 (8/10)

Space, facilities i.e. washing machine, well equipped kitchen
    Balcony was an added bonus

What could be improved: Nothing we didn't like about the apartment. Area was noisy in the evenings

  • Very spacious and sunny apartment in a popular night life area – Katarzyna from United Kingdom – 21 April 2024 (9/10)

Very spacious rooms and lovely terrace. The facilities good but I would suggest a few upgrades in the kitchen.

What could be improved: It is located overlooking a square which is VERY popular among students in the evenings and as many people mentioned the noise is significant. We also witnessed a few drug deals being made tight under the windows of the apartment. The kitchen would benefit from bugger coffee maker or an additional one and more plates. You have only one set for 5 people.
