It’s tucked away in this quiet residential area about fifteen minutes from the centro storico, and I mean that in the best way possible. You’re close enough to hit Piazza Maggiore whenever you want, but far enough out that you’re not dealing with the tourist chaos right outside your window.

The suite itself feels like staying at a friend’s place – you know, if your friend had really good taste and actually cleaned before you arrived. There’s this lived-in comfort that a lot of hotels try to fake, but here it just works naturally. The 4-star rating isn’t about marble everything or some fancy spa you’ll never use; it’s about the details that matter when you’re actually living somewhere for a few days. The kitchen setup is proper – not just a mini-fridge and hopes, but actual counter space where you can spread out those amazing mortadella and parmigiano purchases from Mercato delle Erbe. Speaking of which, that market is maybe a 10-minute walk away, and trust me, you’ll want to go there multiple times.

What really sold me on this place was how it sits in the neighborhood. Via Francesco Guardi isn’t some tourist strip – it’s where actual Bolognesi live, so you get that authentic morning routine of watching people head to work, kids walking to school, the whole rhythm of a real city. The 8.9 rating makes sense when you consider it’s not trying to be everything to everyone. If you want a rooftop infinity pool and a concierge in white gloves, look elsewhere. But if you want a solid base where you can actually relax between hitting up the porticoes and stuffing yourself with tagliatelle al ragù, this works perfectly. The area gets pretty quiet at night – no late-night street noise, which is honestly refreshing after dealing with some of the more central spots in the city. Plus, you’re close enough to the university area that there are decent restaurants within walking distance, but not so close that you’re dealing with student party noise. It’s sort of the sweet spot for exploring Bologna without feeling like you’re camping out in the middle of a tourist attraction.

  I rarely leave bad reviews, but this apartment truly deserves it. From the moment we arrived, we were hit by a strong, unpleasant smell inside the unit that never went away. It made the whole stay uncomfortable.
  
  The kitchen was terribly equipped — no microwave, no coffee maker, and barely any utensils to cook a decent meal. If you plan on preparing anything more than a sandwich, forget it.
  
  To make matters worse, at the end of our stay, the administrators tried to charge us extra behind the app, which felt like a dishonest and shady move. When we questioned it, their attitude was incredibly rude and unprofessional. Zero customer service or courtesy.
  
  Overall, a really disappointing experience. Would not recommend this apartment to anyone.

  The location was not far from a bus stop where we could get into central Bologna. We appreciated the friendly neighbor who spoke English and Italian and helped us get through our disastrous check in process. The apartment was adequate for our needs.
  
  What could be improved: The check in process was horrible! I received an email from the owner's agent wanting me to email passport photos to someone who worked with him. Booking.com recommends not responding to any unusual emails, so I didn't want to email my passport. I informed them of my hesitation, and they suggested using WhatApp, which I did not have. I spent at least two hours on line the night before our arrival, trying to find information about safely sending passport photos. The day we arrived, I informed them of our arrival time, and we would have our passport available for them to see. I received several emails from them, one very rude one, basically telling me I could cancel if I didn't want to provide Passport photos. I never objected to providing passports, I just didn't want to send photos to some unknown email or phone number. Tried to get a hold of booking.com but to no avail. Upon arrival, we knew the address but not the code to get the keys to the lock box. They wouldn't provide the code until they had the photos. I have had no trouble with the last two rental on this trip, they had someone available to take photos of our passports, but these guys refused. They at one point said that the house cleaner would let us in, but she did not and of course could not speak any English. Luckily, a nice neighbor walked by who spoke English and Italian, who was able to call the host number and explain our situation. After waiting another ten minutes, the owner of the apartment showed up, opened the lockbox and showed us into the apartment. She was nice, but didn't speak any English. She took photo of the passports and we were finally checked in, about two hours after arriving. If there is some requirement for renters to electronically spend passport photo, then that ought to be made clear before booking the apartment. This situation resulted in a great deal of unnecessary stress, and great deal of wasted time.

  Posizione comoda. A 15 Min dal centro di Bologna. Struttura pulitissima, grande e dotata di tutto. Aria condizionata in entrambe le camere e divano letto nella zona giorno. Buono il check in con le chiavi all'esterno. Facilità di parcheggio nella strada sottostante ma… attenzione ai vicini! Si lamentano se invadi il loro "spazio".

  Everything was perfect! The place is spacious and comfortable, well-connected via public transport. The host in particular was incredibly accommodating and welcoming. I am honestly sad we only spent a single night there 😄

  We really enjoyed our stay here during the Cosmoprof fair – the apartment is spacious, clean and has everything you can possibly need, perfect with two separate bedrooms and bathrooms. Very easy to find parking on the street outside (for free). Super friendly host – easy to communicate with and always available. Easy and smooth check-in process with key box. Can warmly also recommend the nearby restaurant Due Lune (4 min walk).
