The building itself has this gorgeous courtyard entrance that makes you feel like you’ve stumbled into something special, not just another hotel room.
The location is honestly perfect if you want to experience Bologna like someone who lives here. Via Castiglione runs right into the heart of the centro storico, so you’re maybe a seven-minute walk to Piazza Maggiore – close enough that you’ll find yourself popping back for espresso breaks, but far enough that you’re not dealing with the tourist crowd noise at night. There’s this fantastic osteria called Al Cambio literally around the corner that serves the kind of tortellini in brodo that makes you understand why Bolognese people are so protective of their food traditions. The morning market on Via Pescherie Vecchie is an easy stroll, and honestly, grabbing fresh ingredients and cooking in your apartment kitchen becomes part of the whole experience.
What really sets this apart is the space itself – it’s got that high-ceiling, old-world elegance you’d expect from a 4-star place, but with the comfort of having a proper living area and kitchen. The furnishings hit that sweet spot between historic charm and modern functionality, though I’ll say the Wi-Fi can be a bit spotty in the bedroom (typical for these old buildings with thick walls). The bathroom is genuinely impressive – marble fixtures that feel luxurious without being over the top. Check-in was smooth, and the host actually gave us some insider tips about which gelato place the locals prefer (not the touristy one everyone talks about, but the tiny spot on Via San Vitale).
Parking can be tricky – Bologna’s centro storico has those restricted zones, but there’s a garage about two blocks away that the property can help arrange. The building itself is quiet, which surprised me given how central it is. You’ll hear the occasional Vespa in the morning, but it’s more charming than disruptive. The 9.4 rating makes sense when you consider you’re getting palazzo-level atmosphere with apartment convenience in one of Bologna’s most walkable neighborhoods. It’s the kind of place where you actually want to spend time in the room, not just crash after sightseeing.

I loved this place! It's in a beautiful old building but with simple modern furnishings. It's very clean. The location is great. You can walk to all the best spots in Bologna in no time and there are nice spots for eating and drinking on the same street so you don't have to go far!

We had a fantastic stay at the Luxury Apartment in Palazzo Spada in Bologna. From the moment we arrived, everything exceeded our expectations. The apartment itself was absolutely spotless, beautifully furnished, and had everything we could possibly need — from thoughtful touches like snacks waiting for us after a long day of travel, to practical things like washing pods for the laundry.
The location couldn’t have been better — just a short walk to the main square, surrounded by great restaurants, bars, and shops. It was the perfect base for exploring Bologna.
A huge shoutout to Tanja, our incredible host. She was so helpful throughout our stay — offering excellent breakfast recommendations, always replying within minutes, and even going above and beyond to help us try to find alternate accommodation when our flight to Heathrow was cancelled. Truly, nothing was too much trouble for her.

We had a wonderful stay at this flat. Its central location makes it very easy to walk to the city center within a few minutes. The flat is cozy and the rooms are spacious.

It was better than what I was expecting. It has everything you need in a home. Comfortable, cozy, The shower was really good. Down the street there is a market, and close to the neighbourhood there are different bars and places to have lunch or dinner.

What could be improved: Access to the apartment is managed by the Vikey application – network access is needed to open the door. Unfortunately, there's pretty poor signal coverage on the street (beneath the arcades), so sometimes I had to struggle with finding good reception before opening the building's gate.Perfect location and quality. Location in the center, silence, clean
What could be improved: It was hard to check-in (host asked to fill the long form with a lot of details about each guest. After I denied, they allowed to skip this bureocracy – I’ve just sent photos of passports).
It was hard to get there by rented car, the property is in traffic-limited ZTL zone of the center. After 10 min chatting with the host and googling I found the solution, there is a cheap and well organized municipal parking at 10 minutes on foot. It wouldn’t be a problem if the host provided the instructions on advance.
The same about the keys – the apartment is behind 4 or 5 doors, it was tricky to find and to know how to manage the keys. So illustrates instructions on these three points could much help.Superb – Dan from Poland – 19 June 2023 (9/10)
