You know what caught me off guard about Casa Noah? Walking up to 52 Via Fondazza, I was expecting another cookie-cutter boutique hotel – but this place actually has character. The building itself has that weathered Bologna charm, and you can tell someone put real thought into how it fits into the neighborhood instead of just slapping a hotel sign on whatever was available.

The thing about staying here is you’re genuinely in a residential part of Bologna, not some touristy bubble. I mean, you’ve got locals doing their morning coffee routine at the bar around the corner, and the narrow streets actually feel lived-in rather than performed for visitors. Via Fondazza connects you to the university area pretty easily – honestly, it’s maybe a 15-minute walk to Piazza Maggiore, but more importantly, you’re close enough to the Quadrilatero market area that you can grab proper ingredients if you want to eat like a human being instead of tourist-menu pasta every night. The rooms themselves surprised me too. They’ve managed to keep some of the original architectural details (those ceiling beams are the real deal) while actually making the bathrooms functional – which, let’s be honest, isn’t always a given in these older Italian buildings. I stayed there in late September and the walls are thick enough that street noise wasn’t really an issue, though you’ll definitely hear the morning deliveries if you’re a light sleeper.

What really sold me on the place was how the staff handled the small stuff. Check-in was straightforward – no weird bureaucratic dance – and when I asked about parking (because driving in Bologna is basically a contact sport), they pointed me toward a garage that wasn’t ridiculously overpriced. The breakfast setup is simple but done right, with actual local pastries instead of that industrial croissant situation you get at chain places. And here’s something I appreciated: they’re not trying to be everything to everyone. No spa, no rooftop bar, no Instagram-bait lobby – just a solid place to stay that feels connected to the city around it. The 9.2 rating makes sense once you’re there; it’s not flashy luxury, but it’s the kind of place where everything works the way it should, and you end up feeling like you picked well instead of just… fine.

    Casa Noah was a perfect place for us. The location was quiet and provided a nice walk to all the places of interest for us. The nearby streets have plenty of cafes, restaurants, interesting shops and a weekly antique market. The apartment was nice and light yet, cozy. The kitchen was a good size as we like having breakfast in sometimes. We love Bologna and would definitely stay here again for a longer visit.

    Extremely comfortable place. I loved coming back to the nice cool apartment to relax and having the little patio. It was easy getting there, and host was friendly and proactive. Nice little shops and cafes within easy walking. It was overall a perfect stay, would go there again.

    I liked the location, except for lack of parking. I liked that the kitchen was fully equipped, that the heating and hot water worked well and that the host provided basics, e.g. cooking oil, salt, pepper, coffee and tea. The wifi was quick and reliable.

    What could be improved: The host did not send me the entry details until prompted by me on the morning of my arrival, nor does she specify that the flat is on the ground floor. There is a sign on the outer of two doors to the flat itself but this was open when I arrived (because the cleaner was still there) so I could not see the sign.
    If I were a few centimetres taller I would have to duck in the shower which has a very low ceiling (about 175cm I would guess). If in a group, only go with people you know very well — the bathroom is only separated from the kitchen by a flimsy plastic folding door.
    The TV is very small and about 50% of the channels did not work when I visited– the roof aerial probably needs readusting.
    The small fold-out couch is very uncomfortable to sit on.
    The main bed's mattress is made from some kind of plastic foam that I found made me extremely hot at night.
    You can hear even the scraping of chairs from the flat above.
    I hired a car for my last four days to explore the region, but it is prohibited to drive into the old city centre without a special permit and it is almost impossible to buy a temporary permit if you do not speak fluent Italian. Driving and parking anywhere in and around the old city walls is a nightmare and risky in the narrow streets, Eventually, I found an underground car park about 20 minutes' walk outside the central city area. I spent more money on parking fees than on renting the car!
