You’re literally a two-minute walk from those iconic leaning towers that everyone photographs, but tucked away on Via Caldarese where it’s actually quiet at night. I mean, you get the medieval charm without the tourist chaos, which is exactly what you want in this city.

The whole “smart working” thing in the name isn’t just marketing speak – they’ve actually thought about what people need when they’re mixing business with pleasure. The setup works whether you’re here for a weekend getaway or one of those longer stays where you need to hop on calls between exploring the porticoes. What really got me was how they’ve managed to blend modern functionality with that authentic Bologna feel. The building itself has that weathered stone character you’d expect in this part of the centro storico, but inside it’s been updated without losing its soul. The 4-star rating feels right – it’s polished and thoughtful without being stuffy or trying too hard to impress.

Honestly, that 9.9 rating makes sense once you spend time here. The location alone is worth the stay – you can walk to Piazza Maggiore in about five minutes, but you’re also close enough to the university area that you get a real sense of how locals actually live. Via Caldarese is one of those streets that feels residential but isn’t isolated, if that makes sense. I noticed the morning routine of the neighborhood – the coffee bar down the street gets busy around 7:30, and there’s this great little osteria nearby that fills up with locals around aperitivo time. The staff clearly knows the area well and can point you toward spots that aren’t in every guidebook. Parking can be tricky in this part of town (it’s Bologna, after all), but they actually help sort that out, which saved me a lot of stress. You know what really impressed me? The attention to those small details that matter when you’re settling in somewhere – good lighting for reading, reliable wifi that actually works, and rooms that stay cool during those sticky summer months when Bologna can feel pretty intense. It’s the kind of place where you can picture yourself staying for a few days and actually getting into a rhythm rather than just passing through.

  The location of the unit was perfect! Within a short distance in any direction we were able to find food, drink, historic places, and amazing areas. The owner's son met us and worked with us for an early check-in since we were traveling with luggage and wanted to drop our items off before heading back out. He also created an amazing manual for us to utilize for any of the services we could possibly want in the area! He also helped us figure out how to get my daughter and her friend to the airport VERY EARLY in the morning. The clothes washer was also much appreciated and allowed us to pack for out trip lighter.

  Wonderful location with close proximity to major attractions , recommended restaurants and 2 supermarkets nearby. Frederico was very helpful in suggesting restaurants, coffee shops and also booking a taxi. It is easy to stay more than 1 week in the Apartment as it is spacious , comfortable and well equipped !

  The (son of the) host greeted us in the flat and explained key facts about the flat and Bologna. The place was very clean. All the devices (like washing machine, dishwasher, etc.) were of very high quality. The bathroom was beautiful and well equipped, the bedding in the sleeping room very comfortable. There was a good supply of excellent coffee and tea in the kitchen part. There are two modern tv sets in the flat. The heatign works very well. The check-out time is at noon, which is better than in most other places. The host was generally very helpful and ready to solve practical problems (like calling a taxi).
  It should be added that the placement of the object is really fantastic, a few minutes away from Piazza Magiore and the church complex Santo Stefano.
  
  What could be improved: One thing you cannot expect in the center of Bologna is silence. Nevertheless, if you do not keep the windows wide open, you will have no problem with sleeping. Additionally, there are no cars there during the weekends, due to the proximity of the T-zone, for use by pedestrians only.

  I had the best stay in this apartment thanks to the owner Maria, and her son Federico.There was excellent communication between the owners son Federico and myself. He even communicated with me during my stay, to make sure everything was going well.
  The apartment was immaculate, very well set out, and had everything I could possibly need. The bathroom was modern, with a wonderful big shower, and the kitchen was well equipped. It even had a walk in closet! The washing machine worked well, and they even supplied a clothes airer, iron, and ironing board.
  The rest was done very tastefully, and I immediately felt very comfortable there, and as a female solo traveller, I felt very safe.
  The location was absolutely amazing.
  The personal touch made me feel more than just a customer.
  Federico even came by, as arranged, on the day I left. He personally called a taxi for me, and stayed with me till the taxi arrived.

  If I ever return to fabulous Bologna, I will definitely stay there again.
