You know what struck me first about this place? The fact that it’s genuinely in an attic – but not some cramped, stuffy afterthought. I mean, we’re talking about a beautifully converted space on Viale XII Giugno, which honestly puts you in one of Bologna’s quieter residential pockets while still being walkable to everything that matters. The slanted ceilings and exposed beams actually make the rooms feel more intimate rather than cramped, and there’s something really satisfying about staying somewhere with this much character in a city where so many hotels feel generic.

The location is pretty perfect if you ask me. Viale XII Giugno runs parallel to the train tracks – but here’s the thing, you’re far enough from the station that you don’t get the constant rumble, yet close enough that dragging luggage isn’t a nightmare. What I really loved was how easy it was to walk into the university district; you’re basically a fifteen-minute stroll from Piazza Verdi where all the students hang out, and the whole Santo Stefano area with those incredible seven churches is right there too. The street itself has this lovely tree-lined feel, and there’s a small alimentari just around the corner where the owner actually remembers your face after a couple of days – that kind of neighborhood vibe you can’t manufacture.

The whole experience feels more like staying in someone’s carefully curated apartment than a traditional hotel, which explains that 9.4 rating. The staff clearly know their stuff about Bologna – they gave me this hand-drawn map with little notes about which osteria serves the best tortellini en brodo (spoiler: it’s not the touristy one everyone talks about) and when to hit the Quadrilatero market before the crowds descend. Honestly, the attention to detail is what gets you here. The breakfast setup isn’t huge, but they source from local suppliers, and you can actually taste the difference in the prosciutto and cheese selection. One small thing that bugged me initially was the Wi-Fi being a bit spotty in the corner rooms – something about the old building structure – but it’s totally manageable and forces you to actually look up from your phone, which isn’t the worst thing in Bologna. The whole place just feels authentic in a way that’s getting harder to find, especially at this price point in a city that’s becoming increasingly popular with travelers who’ve exhausted Florence and Venice.

  Very well decorated attic, it was a way of feeling Italian.
  Comfortable, clean and full of lovely details. Terrace was a plus to have.

  Perfect location near multiple local restaurants. Trebbi was our favorite in the area.
  Much larger than expected and very nicely decorated. So many good things to say I can’t list them all. 10-20 min walk from Neptune’s fountain . The balcony has great views and the cool breeze in the evening was perfect .
