You know what hits you first when you walk into Fantuzzi Palace? The smell – not kidding – it’s this mix of old wood polish and something that just screams “elegant Italian grandma’s house,” but in the best possible way. I mean, this place sits right on Via San Vitale, which honestly is one of those streets where you feel like you’re walking through a postcard, except the tourists haven’t completely taken over yet.

The thing about staying here is that you’re actually living like a local for a few days. There’s this tiny osteria literally around the corner that serves the most ridiculous tortellini en brodo – the hotel staff will point you there if you ask, but they won’t volunteer it unless you seem like the type who genuinely wants to eat where Bolognese people actually eat. The rooms have these massive windows that open (thank god, because Italian hotels can be stuffy), and if you’re on the upper floors, you get these glimpses of the city’s medieval towers peeking between buildings. The beds are proper firm – not that squishy hotel nonsense – and the bathrooms actually have decent water pressure, which honestly can be hit or miss in these historic buildings.

What really gets me is how the staff treats you like you’re staying at their family place rather than just another customer. They remember your name after one conversation, and they’ll give you the real scoop about Bologna – like how to time your visit to the Quadrilatero market so you’re not fighting crowds, or which aperitivo spots fill up too fast to be worth it. The breakfast setup is small but thoughtful, with actual local pastries instead of those generic croissants you get everywhere. And here’s something practical nobody tells you – parking in this part of Bologna is absolutely brutal, but they’ve got arrangements with a garage that’s actually walkable, not some nightmare trek across the city. The 9.8 rating makes sense when you realize this isn’t trying to be some flashy luxury chain – it’s just doing everything right without making a big deal about it. You’ll end up extending your stay if you can.

  Amazing apartment with everything you need. It is located in a place where you have access to everything you need (food, attractions, buses, groceries, restaurants) really easily. As a solo traveller I felt so safe in the apartment and had a wonderful time. The owners were very quick to reply with detailed instructions and recommendations for restaurants and places to visit. Would stay here again if I am back in Bologna.

  The apartment was excellent very clean and comfortable with everything you needed. It was part of the conversion of the beautiful old Palace building into separate residences with charm and character. It was located easy walking distance of all the attractions. Despite being in the heart of the city it was a haven of peace and calm. The hosts were very helpful and gave detailed information. It made our stay perfect would highly recommend.

  Beautiful apartment, good kitchen, washing machine was very useful and the bathroom was lovely. The location was perfect, quiet and a quick walk from the centre.

  The apartment was exceptional. Well fitted out with everything you could need. The location was excellent, within walking distance of all the local attractions. Getting in and out was a little complex the first time but the instructions were very clear. Marco was very prompt with answers to any queries via Whatsapp.
