You know what struck me first about Casa Petronio? The location is absolutely perfect – and I mean that in the most practical way possible. You’re literally steps from Piazza Maggiore, but tucked away on Via San Petronio Vecchio, which honestly feels like a little secret. I walked past it twice the first time because it blends so seamlessly into the historic streetscape. The building itself has that weathered Bologna charm – those warm terracotta walls and green shutters that make you feel like you’ve stumbled into someone’s well-kept family property rather than a hotel.
The apartments themselves are surprisingly spacious for city center Bologna (anyone who’s apartment-hunted here knows what I’m talking about). Mine had these gorgeous exposed beams and original tile floors that actually felt authentic, not like some designer’s idea of “rustic Italian charm.” The kitchen was fully equipped – I mean actually useful, not just a mini-fridge and hot plate situation. I ended up cooking with ingredients from Mercato delle Erbe, which is maybe a five-minute walk away. The bed was ridiculously comfortable, and here’s something I always notice: the shower had proper water pressure. Small thing, but you’d be amazed how many historic buildings in Bologna struggle with that.
What really sets this place apart is how it feels like you’re living in the neighborhood, not just visiting it. The morning sounds are perfect Bologna – church bells from San Petronio, the gentle hum of espresso machines from the café downstairs, locals chatting as they head to work. I could walk to basically everything – the university area, the best osterie (there’s this incredible little place called Osteria del Sole literally around the corner), even the train station if you don’t mind a pleasant 15-minute stroll. The staff clearly knows the area inside and out – they recommended this tiny enoteca I never would have found otherwise. Honestly, with a 9.7 rating, I expected it to be good, but it exceeded even those expectations. It’s the kind of place where you actually feel like you’re experiencing Bologna rather than just passing through it.

We were very well looked after despite arriving late in the evening. Paolo is a perfect host and answered all our questions and was on hand if needed. The apartment is so well equipped with generous amounts of coffee,tea etc as well as toiletries. It was a hot week so we were glad of the air conditioning too. Would definitely like to return.

Paolo has thought of everything, all the little touches are great such as spare tooth brushes etc. The appointment was well stocked, comfortable and spotlessly clean. We contacted Paolo right after our booking, and he was incredibly helpful with everything before we arrived in the city. He welcomed us on the street, remembering our dog's name, which was a big surprise. He showed us our apartment and explained everything in detail.
The apartment was very clean, and many small details had been carefully planned.
