You know what struck me first about Casa Faccioli? The building itself – it’s tucked into this quiet corner of Bologna where Via Caduti Di Cefalonia meets the old residential quarter, and honestly, I almost walked past it because it doesn’t scream “hotel” from the outside. But that’s exactly the point. This place feels more like staying at your incredibly stylish Italian friend’s renovated palazzo than checking into a typical hotel. The entrance opens into this intimate lobby with original terrazzo floors (they’re gorgeous, by the way) and there’s always this faint scent of espresso drifting from somewhere – probably the little breakfast nook they’ve carved out near the courtyard.
The rooms are where Casa Faccioli really shines, though. I mean, whoever designed these spaces actually understands how people move through a room. The lighting is warm and layered – none of those harsh overhead fixtures that make you look like you’re in an interrogation room. My room had these beautiful high ceilings with exposed beams, and the bathroom… well, let’s just say the rainfall shower was generous enough that I didn’t mind Bologna’s October drizzle outside. What I really appreciated was the attention to sound – the windows are properly insulated, so even though you’re in the city, you’re not dealing with scooters buzzing past at 6 AM. The beds are firm but not punishing (Italian hotels sometimes go overboard with the hard mattresses), and they’ve got blackout curtains that actually work.
Location-wise, you’re about a fifteen-minute walk to Piazza Maggiore, but here’s the thing – this neighborhood is where actual Bolognesi live and work. There’s a fantastic osteria called Da Cesari just around the corner on Via de’ Carbonesi that locals pack into for lunch, and if you head toward Via del Pratello in the evenings, you’ll hit Bologna’s best aperitivo strip. The hotel staff – and I’m talking about people who’ve clearly lived in Bologna their whole lives – will point you toward places that never make it into guidebooks. Parking can be tricky (this is Italy, after all), but they’ve got an arrangement with a garage about three blocks away, and honestly, you won’t need a car once you’re settled in. The train station is close enough for easy arrivals, but far enough that you’re not dealing with that transit hub chaos. I stayed here during the shoulder season in late fall, and the whole area had this perfect lived-in energy – students heading to classes, market vendors setting up in the morning, that kind of authentic daily rhythm you can’t manufacture. Casa Faccioli gets all of this right without trying too hard, which is probably why their rating sits at 9.3 and feels completely earned.

A lovely spacious room with a gorgeous little balcony. Bathroom was also very spacious with a good shower. Check in was independent and explained very clearly through booking.com. Access is by lift, the air con worked well and the location could not be better for a visit to Bologna. It is easy to store luggage if you arrive early or leave late. Would definitely recommend.

This place is a real gem, very centrally located on the main west/east road through the city and opposite piazza maggiore. We stayed in room "Francesca" – I did not see any of the others, but we had a nice little balcony with good views, a huge bathroom with excellent shower, and a very large comfortable bed. Extra pillows were found int he wardrobe and everything was super crisp and clean. Bologna is a very walkable city and this hotel is an amazing place from which to explore!
