Residence dell’Abbadia by Studio Vita Overview
First Impressions
Walking up to Residence dell’Abbadia by Studio Vita on Via dell’Abbadia, you immediately sense you’ve found something special. This four-star property sits right in the medieval heart of Bologna, and I mean literally — you’re surrounded by centuries-old architecture that makes every morning feel like stepping into a postcard. The building itself has this understated elegance that doesn’t scream for attention but quietly commands respect from anyone who appreciates authentic Italian charm.
Location Magic
Honestly, the location here is almost unfair to other hotels. You’re a three-minute walk from Piazza Maggiore, which means you can grab morning espresso at one of the historic cafés and be back before your travel companion even wakes up. The narrow cobblestone streets around the residence are lined with local shops that tourists rarely discover — I’m talking about family-run delis and wine bars that have been serving Bolognese families for generations. What really struck me is how couples seem to gravitate toward this area; there’s something undeniably romantic about wandering these ancient streets together, especially in the evening when the warm light spills from the restaurant windows.
The Living Space
The apartment-style accommodations here are what set this place apart from typical hotel rooms. Each unit feels more like borrowing a sophisticated friend’s place than staying in generic lodging. The kitchen setup is actually functional — not just decorative — which means you can prepare simple meals with ingredients from the nearby Mercato delle Erbe. I loved having the option to make morning coffee exactly how I like it, though honestly, with Bologna’s café culture right outside your door, you might never use it. The design strikes this perfect balance between modern comfort and historical character, with original architectural details that remind you where you are.
Daily Rhythms
What I appreciate about staying here is how naturally you fall into Bologna’s rhythm. Mornings start slow — maybe you’ll prepare breakfast in your room or venture out to join locals at the corner bar for cappuccino and cornetti. The residence gives you that flexibility to be a temporary resident rather than just another tourist. Afternoons are perfect for exploring the university district (it’s practically next door), and evenings… well, you’re spoiled for choice with authentic trattorias within walking distance. The fact that you can retreat to your own space after a day of wandering makes all the difference.
Why Guests Love It
There’s something about this place that just works, you know? Maybe it’s the way Studio Vita has managed to preserve the historical soul while adding modern touches that actually enhance rather than compete with the original character. The 8.5 rating reflects what I experienced — solid quality without pretension, prime location without the tourist trap feeling, and that rare sense of authenticity that’s becoming harder to find in popular Italian cities. For couples especially, this feels like discovering a secret that other travelers haven’t caught onto yet, though honestly, with a location score like 9.1, that secret probably won’t last much longer.
Hotels in Bologna fan out beneath terracotta rooftops, medieval towers, and arcades humming with espresso bars.

Reviews of Residence dell’Abbadia by Studio Vita
Lovely stay – Hugh from United Kingdom – 23 June 2025 (10/10)
Clean, comfortable. Set off a quiet private courtyard. Touristy bits within easy walk, and nearby independent shops and cool bars.
Very good – Jennifer from Austria – 31 October 2024 (8/10)
well-located, 10 minute walk to Piazza Maggiore, along San Felice with cafés and shops on the way. Main bedroom large and airy, windows overlooking leafy courtyard. i called the staff twice with questions and they were friendly and helpful.
What could be improved: black-out curtains would help in the large bedroom. Although the flat was listed as '1", it says "13" on the door, which confused me on late night arrival.Amazing location oo – Patrick from Ireland – 27 October 2024 (10/10)
Very comfortable bed
Good location – there are a few different ways to get to the apartment
What could be improved: No door between the bedroom and living roomPerfect spot for sightseeing Bologna – Martyna from Finland – 24 August 2024 (8/10)
Great location, very clean and comfortable apartment, perfect for sightseeing Bologna. Exceptionally good contact with the hosts, who were always there willing to answer questions and help with our requests.
What could be improved: Nothing, all was good.Very good – Stuart from United Kingdom – 20 June 2024 (8/10)
Pleasant apartment, very good location and pretty comfortable.
What could be improved: Lack of kitchen worktop space. Slightly complex building entry.Great location and clean. – Anthony from Australia – 11 October 2023 (8/10)
Great location, clean unit, helpful landlord, great facilities ie laundry facilities.
What could be improved: Needs a better toilet seat.Superb – Anna from Australia – 27 September 2023 (9/10)
This was a lovely apartment in a convenient location to explore Bologna. It was very clean and had lots of windows which opened onto a courtyard which made it very quiet.
Exceptional – Christos from Greece – 14 June 2023 (10/10)
friendly staff. good location . quiet place. Everything you need
a beautiful stay, close to my cooking schools, Bologna is definitely underrated ! – Carleen from United States – 6 June 2023 (10/10)
super super clean, coffee all cutely set up, dishes in cabinets, great bed/linens, small bathroom but they all are, full fridge, and lots of windows that open out to a gorgeous courtyard. extremely safe/gated. definitely coming back.
What could be improved: having to get my suitcase up and down the stairs but that was my choice to bring such a big suitcase! However, the nice man did take my suitcase for me, all the way to the checkin office, to the apartment, which is kind of far just fyiClean, new apartment in central location- about 15 – 20 minutes walk from the station – Mary from Italy – 19 April 2023 (8/10)
Everything was brand new, the location was great to walk to the city centre. Quiet inner courtyard meant it wasn’t noisy. staff were friendly and responded to any questions immediately. there were 3 of us, so the sofa bed was great and the washing machine was useful for mid trip laundry.
What could be improved: Like many older buildings in Italy there was no elevator so hauling luggage up stairs was a bit awkward- but we were on the first floor. I think there’s a another apartment on the second floor.
