Look, I’ve stayed in plenty of Bologna apartments over the years, and Paolo Fabbri is honestly one of those places that gets everything right without trying too hard. The building sits on this quiet residential street – Via Paolo Fabbri, obviously – but here’s the thing most tourists don’t realize: you’re actually in Irnerio, which is where the university kids live. I mean, it sounds intimidating, but it’s perfect because you get that authentic Bologna energy without the tourist crowds breathing down your neck. The apartment itself feels like someone’s stylish Italian grandmother decided to become an Airbnb host – everything’s tasteful and comfortable, but not so precious that you’re afraid to actually use the coffee machine.

What really sold me on this place was the morning routine, honestly. You wake up and there’s this amazing little bakery about two blocks down that does these incredible cornetti – I’m talking still-warm-from-the-oven good. The whole neighborhood has this lived-in feel where you’ll see the same faces at the local market, and the signora at the corner shop starts recognizing you after day two. Parking was surprisingly manageable too, which… well, if you’ve ever tried to park in central Bologna, you know that’s basically a miracle. The apartment’s got that perfect sweet spot where you can walk to the university area in about fifteen minutes, but you’re far enough out that you’re not dealing with the late-night student chaos. Actually, the walk into town is kind of lovely – you pass through some residential streets where people are hanging laundry and chatting with neighbors, then gradually the medieval towers start appearing on the horizon.

The space itself is exactly what you’d hope for in a 4-star setup. Nothing fancy, but everything works properly – the shower has actual water pressure, the WiFi doesn’t cut out every ten minutes, and there’s enough counter space in the kitchen to actually cook if you want to. I spent one evening making pasta with ingredients from the nearby market, and honestly? That might have been my favorite night of the whole trip. The windows face a quiet courtyard, so you don’t get street noise, but you do get these wonderful cooking smells drifting up from other apartments around dinnertime. It’s that kind of place where you find yourself lingering over morning coffee instead of rushing out to tick off sightseeing boxes. The 9.7 rating makes total sense – it’s not trying to be the fanciest place in Bologna, but it nails all the things that actually matter when you’re staying somewhere for more than just a night or two.

    Apartment is on the 6th floor and exactly as in the photos. In a nice clean and secure building and the link on our phone to unlock the doors worked perfectly. Large Co Op right next door to the building and a small Carrefour Express only a 5 minutes walk down the road. Neighbours in the building very quiet and just general city noise from the roads outside. In a nice area, 40 minutes flat walk from the train station and only 20 minutes flat walk into the centre with plenty of cafes and restaurants on the way too. Buses also frequent for getting around as is directly opposite a hospital. Air conditioning very efficient and quiet running, electric shutters at the windows and the windows can be opened for fresh air too. Had read that mosquitos could be an issue but we had none in the apartment or anywhere in Bologna generally, we were there in May. Plenty of hot water and plenty of sockets in the apartment. Amazing sunsets from the windows looking over the Bologna city skyline. Very comfortable bed so we slept well. The owner Federico was contactable by WhatsApp from the day before we checked in and always responded quickly throughout our stay

    What could be improved: There were only a couple of very flat and soft pillows on the bed but I have sent a message about this to the owner Federico, as I know he is keen to have feedback so he can improve the facilities. I also mentioned to him that an extra mirror in the apartment would be very useful, as there is currently just the one in the bathroom

    What could be improved: Access to the block is only via an app and to the apartment with a 10-digit code that you can also find in the app. I don't know what to do if you run out of battery or forget your phone in the room

    Fully automated check-in with clear instructions. It was seamless. The place looks way better than the photos on Booking.com. It was clean and did not have a musty smell. We love the shower. The location is in a quieter area. A few steps from the bus stop. There's a COOP beside the building which is perfect if you want to cook. The host responded immediately to our queries. We rested well at night. Yes, we will be back‼️

    The apartment is neat and tidy with all amenities and an amazing view. There is a bus stop right outside the apartment building and Coop next to the building which is very convenient. The old city is just 15 min by walk and also easy to get around. The host is always available for any question. I travelled alone with a kid and found this property also safe. I am very happy and satisfied with the stay.

    What could be improved: Nothing really but a couple of suggestions. For a stay longer than 2 days a few extra waste covers would be useful. We missed a knife in the kitchen but the cutlery knife was sharp enough for our needs.

    The view was absolutely stunning, and the air conditioning was a lifesaver during the hot days. The apartment was spotlessly clean, which we really appreciated. Our host Federico was helpfull with everything we needed and was always available.
