I wasn’t expecting much when I first turned onto Via Leopoldo Fregoli – it’s this quiet residential street in San Donato that honestly feels more like a neighborhood where locals actually live rather than some touristy bubble. But then you spot number 22, and there’s something immediately different about it. The building has this modern industrial vibe that somehow doesn’t clash with the surrounding Bologna architecture, which is actually pretty impressive considering how particular this city can be about its aesthetic.

The moment you step into Fregoli Loft 22, it hits you that someone really thought about what travelers actually want. The space feels genuinely loft-like – I mean, you’ve got these high ceilings and exposed elements that aren’t just for show, they actually make the rooms feel expansive in a way that most European hotels definitely don’t. The design is clean without being sterile, if that makes sense. There’s this nice balance of modern fixtures with warmer touches that keep it from feeling like you’re sleeping in a magazine spread. What really impressed me was the attention to lighting – they’ve got it figured out so you’re not fumbling around in the dark or squinting under harsh fluorescents. The beds are properly comfortable too, which honestly can be hit or miss even in four-star places.

Location-wise, San Donato is one of those Bologna neighborhoods that’s perfectly positioned but doesn’t feel overwhelmed by tourism. You’re about a 15-minute tram ride from the historic center, but here’s the thing – you’re also walking distance from some genuinely good local spots that most visitors never find. There’s this excellent osteria about three blocks away where you’ll hear more Italian than English, and the morning coffee situation is solid with a proper neighborhood bar right around the corner. The area gets pleasantly quiet in the evenings, which is gold if you’re someone who values actual sleep over being in the thick of everything. Parking isn’t the nightmare it can be in central Bologna either – they’ve got arrangements that actually work. The staff seems to really know the city too, not just the obvious tourist stuff but practical things like where to find a pharmacy or which bus gets you to the train station fastest. I’d honestly recommend this place, especially if you want to experience Bologna more like someone who lives there rather than just passing through. The 9-star rating feels about right – it’s not trying to be the fanciest place in the city, but it absolutely nails what it’s going for.

  La casa era cómoda. Silenciosa.
  Bien equipada. Muy amables nos dejaron lo necesario para el desayuno: Te, cafe, tostadas mermelada.
  
  What could be improved: La reserva era para tres adultos y hubo un despiste y solo habían preparado para dos personas, aunque despues nos llevaron sábanas individuales para un sillón cama muy pequeño para un adulto y toallas. Al día siguiente, tras explicarles que era muy pequeño, muy amablemente nos llevaron sábanas grandes para el sofa-cama.

  The location was good for visiting Bologna by car, we were able to get paid onstreet parking outside the accommodation. The apartment was well decorated, clean and spacious downstairs and had air conditioning. Coffee machine, kettle and dishwasher plus washing machine provided. Our host was readily available and most helpful. Explicitly clear instructions for arrival were provided. 👍
  
  What could be improved: Not everyone wants to cook on holidays I know, but we felt the kitchen was missing some of the basics. I would have liked a good cutting knife and larger chopping board. We didn't find a cloth for drying dishes, though I appreciated the dishwasher. Utensils for stirring, a corkscrew and a grater would also be useful. It was great to be able to wash clothes, but an airing rack would have made drying easier, the tiny window mounted one wasn't adequate for our needs. Though an iron was provided, there was no board that I could locate. Again, I know not everyone needs these things on holiday, but we travel for three weeks, move frequently and don't eat out every night, so we would have benefitted from the above extras.

  Nice appartment with everything you might need.
  Good location, just short walk over the railway from the edge of downtown. As alternative you can catch one of many buses nearby.
  
  What could be improved: The bedroom is under roof and it has no cooling and only small window and small door. If there would be some fan which would help to get air up from downstairs it would help. Like this, sleeping is uncomfortable in hot days.

  The apartment was clean and cozy, Both bed in the bedroom and sofa in the living room was comfortable to sleep. The apartment is located near to Bologna Fiere, about 12 minutes on foot, in the nice and safe neighbourhood.
  
  What could be improved: I was sleeping in the living room with kitchen and it was really hard to fall asleep because of very loud frigde working in the kitchen. We have had some difficulties in getting the invoice for renting, but finally the issue has been solved after long discussion with the owner of the apartment.

  Гэты лофт проста выбітны: чыста, утульна, вялікая плошча, ёсць усё, што патрэбна (пасудамойка, мікрахвалёўка, кававарка, неабходны посуд). Бялізна ў ложках – як у добрых гатэлях, баваўняная і бялюткая! У апартаментах пануе цішыня, бо і сам раён ціхі і сцены не прапускаюць шуму ад суседзяў. Узімку было цёпла (ёсць сістэма ацяплення, якую можна рэгуляваць самім), падлога не каменная, а паркетная – таму было добра і няхоладна хадзіць. У такім памяшканні можна было б пражыць і тыдзень, і месяц.
  А, ну і асобна трэба адзначыць працэдуру засялення: гаспадары дасылаюць вельмі падрабязную інструкцыю з тэкстам і відэа, што ператварае пошук ключа і апартамента ў цікавы квэст :))
  
  What could be improved: Асноўная нязручнасць – гэта месцазнаходжанне. Калі вы турыст, то да цэнтра і да вакзала трэба ісці каля 20-30 хвілін праз чыгуначную эстакаду з доўгай і крутой лесвіцай па нейкіх задворках. Трохі напружвала размяшчэнне шафкі над галавой ў спальні – нават чалавек невялікага росту будзе пастаянна біцца аб яе. Ну і тое, што ў двуспальным ложку была адна коўдра (хоць і вельмі вялікая) на дваіх – было не вельмі зручна. Але усе гэтыя акалічнасці не сапсавалі нам побыт.

  Das Apartment ist schön, geschmackvoll eingerichtet und liegt in Fussdistanz zur Altstadt. Es hat nebst Kochherd und Geschirr einen Wasserkocher mit Teebeuteln, eine Espressomaschine, Geschirrspüler, Kühlschrank, Waschmaschine.
  Die Informationen zum Zugang (Schlüssel-Deposit-Box, Weg und Code für die Wohnung) waren exakt und einfach.
  
  What could be improved: Die Informationen zum Zugang (siehe oben) haben wir etwa 10 mal bekommen (über Booking-Nachrichten, Mail und MMS), was völlig übertrieben ist. Man liest alle die Nachrichten, um zu merken, dass es nichts Neues ist.

  Das Appartement ist ganz neu, sehr schön. Die Umgebung und auch das Haus selbst waren bei meinem Aufenthalt (Ferienzeit August) extrem leise – kein Straßenlärm, kein Lärm von den Nachbarwohnungen. Ausstattung wie beschrieben mit Spül- und Waschmaschine. Gastgeber war sehr hilfsbereit und hat ausführlich über den Zugang (mit Schlüsseltresor) informiert.
  ZOB und Bahnhof (15 – 20 min) sind noch in Laufnähe.
  
  What could be improved: Schlafbereich unter der Dachschräge – im Hochsommer also gut warm, dann kann ihn die an sich gute AC (im Wohnbereich) nicht abkühlen.
  Sehenswürdigkeiten der Innenstadt sind zu Fuß ein Stück entfernt – aber das erkennt man schon beim Blick auf die Lage des Appartements.

  Fregoli Loft is the perfect little relaxation spot in Bologna. It is a short walk from the old town but fitted out with the best facilities. It is safe and comfortable! I would be happy to stay again.
