So I found this place tucked away on via del Fossato, and honestly, the name says it all – it really is this elegant modern space dropped right into medieval Bologna. You know how sometimes hotels try too hard with these contrasts? Well, this one actually pulls it off. The loft sits in the Saragozza neighborhood, which – if you know Bologna at all – puts you in this perfect sweet spot where you’re close enough to walk everywhere but far enough from the university chaos that you can actually sleep.
The thing that got me about this place is how they’ve done the restoration. I mean, you’re literally staying in a building that’s probably older than most countries, but they’ve fitted it out with all this sleek, contemporary stuff without making it feel like some designer showroom. The exposed brick plays really nicely with the modern fixtures, and there’s this sense of space that you don’t usually get in historic Italian properties. Check-in was smooth – though fair warning, like most places in Bologna’s center, getting here by car is… well, let’s just say I’d recommend the train from the airport instead. The narrow streets in this area weren’t exactly designed for modern traffic.
What I really appreciated was the attention to details that actually matter when you’re staying somewhere. The bed was genuinely comfortable (not just Italian hotel comfortable), and the bathroom had proper water pressure – you’d be surprised how often that’s an issue in converted historic buildings. The neighborhood itself is fantastic for exploring on foot. You’re maybe a ten-minute walk from Piazza Maggiore, but you’re also right near some of those little osterie that locals actually go to. There’s this spot just around the corner where they do incredible tortellini, and the morning market on Via Ugo Bassi is close enough that you can grab fresh stuff for breakfast if you want. The area gets pretty quiet at night, which was perfect for me, though if you’re looking for nightlife you might want to head toward the university quarter. Look, it’s got a 7.6 rating, which in Bologna terms is pretty solid – this isn’t a luxury resort, but it’s exactly what you want from a thoughtfully done boutique place in one of Italy’s most underrated cities.

Also if anyone is tall, large or old it is extremely dangerous. There was hair in the shower, mould everywhere, everything was damp. Couldn’t dry clothes because the room was so damp. Downstairs is shared with a toilet so it constantly stinks. The toilet isn’t enclosed so you can smell everything when you got bed.
Toilet seat was broken and judging by the reviews prior it sounds like it was broken for a while. I was messaged the day of my booking to say it was going to be fixed during our stay but didn’t hear a thing. Worst place we stayed in 5 weeks in Italy. And most expensive. People were urinating on the street out the front of the building when we came home and dog poo everywhere.
The only window downstairs is the back of an AC unit so all the dirty air just flies into the room.
The upstairs shower is like a bad outdoor shower, window to the shower looks at the communal courtyard so people can see you showering.
There is nothing too about this place. Serious cleaning and renovations are needed and if you have booked here, cancel immediately and find alternative accommodation. Waiting for a refund because this was dangerous for our health. Couldn’t book alternative accommodation because this was so expensive and couldn’t find anything on short notice. I liked the location defo, very close to Bologna attractions. Communication with Arianna was really good before and during our stay. The flat is interesting, but it would be helpful if the guest could receive in advance a bit more information about lower level of the flat, actually sleeping room is literally in the basement. It is not problematic if you are young, but it might be problematic for the older people. All in all, really good value for the money bearing in mind all aspects. PS the flat is very clean, huge plus.

What could be improved: the only think we didnt like about the properly was the very narrow sprial staircase to the bedroom. It wasnt mentioned in the listing and I am glad that there was no one orthopedically restricted or overweighed with us which would make for them impossible to use the bedroom. Well location was in the old town of Bologna, close to the touristic locations.
