The building has that classic Bolognese character with its warm terracotta facade, and you’re literally steps away from some of the city’s most beautiful porticoes.

The Neighborhood

Here’s what I love about this area — you’re close enough to Piazza Maggiore to walk there in about 10 minutes, but far enough away that you’re not dealing with tourist crowds right outside your door. The Santissima Annunziata area has this authentic university vibe where locals actually live and work. There’s a fantastic morning market just around the corner on Via delle Moline, and the gelato place down the street (Cremeria Funivia) is honestly better than most of the touristy spots near the main square.

The Space

The room itself feels more like staying in a well-appointed local’s home than a typical hotel. There’s a proper kitchen setup — not just a mini-fridge situation — which means you can actually cook with those amazing ingredients from Mercato delle Erbe if you’re into that sort of thing. The decor strikes this nice balance between modern comfort and Italian charm, with good lighting (which matters more than people think) and windows that actually open properly for fresh air. Natural light floods through during the day, creating a warm and inviting atmosphere.

Getting Around

One thing that surprised me was how walkable everything is from here. The university quarter means there are tons of affordable trattorias and wine bars within a few blocks, plus you’re close to Via del Pratello for nightlife without being in the thick of it. Parking can be tricky in this part of Bologna — I mean, it’s an old city center — but there are options nearby if you’re driving. Most guests end up walking everywhere anyway since the train station is about 15 minutes on foot. The neighborhood truly rewards exploration on foot.

You’re staying where Bolognese students and young professionals actually live, which gives you a completely different perspective on the city than staying near the main tourist drag.   Appartamento nuovo e spazioso dotato di tutti i comfort (bollitore, lavatrice, ferro da stiro, cucina completa, microonde, aria condizionata, ecc). Ottimo il wifi veloce. La posizione è veramente ideale. L'appartamento è al piano terra (essenziale per chi ha problemi di ridotta mobilità) in un elegante condominio silenzioso a ridosso delle mura del centro, molto vicino a bar, trattorie, pasticcerie, ecc. insomma molto molto comodo. L'ospedale Rizzoli è facilmente raggiungibile a piedi in pochi minuti con una piacevole passeggiata. Ci siamo veramente sentiti a casa! Ottimo rapporto qualità prezzo e pulizia eccellente! Un ringraziamento anche a Stéphanie, host molto cortese e disponibile.

  What could be improved: Pas de wifi pas d’internet pas de bouilloire pas de grille pain pas de cafetière vaisselle très sommaire la propriétaire ne cherche qu’à rajouter des suppléments et m’a fait un reçu de 600 e après m’avoir rajouté la taxe de séjour alors que le total se montait à 662 e et voulait encore 20 e pour faire le lit !

  Location is just barely outside the older city center ring, which is quite convenient. The aparment is new and pretty, the kitchen facilities are pleasant to use, the bathroom is well-equipped. There is even a washing machine in the apartment – great for mid-term stays
  
  What could be improved: The apartment is new and there was no proper Wi-Fi. The host said we could use a temporary mobile rechargeable router. We did, but it was not stable enough to support our needs. Also, if you are quite a unit, the shower cabin is a bit tight to fit in

  De prettige ontvangst, de behulpzaamheid van de eigenaar en het feit dat de eigenaar Engels sprak was een grote plus. Ook werden we opgehaald van het vliegveld wat erg prettig was.
  
  What could be improved: Er was geen waterkoker aanwezig, dit kon echter makkelijk opgelost worden door het water in een pan op het fornuis te koken.
