You know what caught me off guard about A casa di Kika? It’s tucked away on Via Broccaindosso – and honestly, I’d walked past this narrow street dozens of times without really noticing it. But that’s actually perfect, because you’re literally in the heart of Bologna’s university quarter without being right on top of the chaos. I mean, you’re maybe three minutes from Via Zamboni where all the students hang out, but the street itself stays surprisingly quiet, especially in the evenings when you actually want to sleep.

The place has this genuine bed-and-breakfast feel that – well, it reminds me why Bologna works so much better than Rome for this kind of stay. Kika (yeah, there’s actually a Kika, and she knows her stuff about the city) has created something that feels more like staying at a friend’s stylish apartment than a hotel. The rooms have character without trying too hard, if that makes sense. None of that generic boutique hotel nonsense. And the breakfast situation? Actually decent coffee, which matters more than you’d think when you’re planning to spend the day wandering around looking at medieval towers and eating your weight in tortellini.

Here’s the thing about the location that booking sites won’t tell you – you can walk to Piazza Maggiore in about eight minutes, but more importantly, you’re right in the middle of where locals actually live and work. There’s this little osteria around the corner that doesn’t even have a sign, and the morning market on Via Drapperie is close enough that you’ll hear the vendors setting up if you’re an early riser. Parking is typical Bologna nightmare stuff, but honestly, once you’re here you don’t need a car anyway. The whole historic center opens up from this spot, and the university area has this energy that makes Rome feel sort of… stuffy? The 9.3 rating makes sense when you realize it’s not trying to be fancy – it’s just really, really good at being what it is. Plus Kika actually knows which restaurants to avoid (trust me on this) and which aperitivo spots won’t charge you tourist prices just because you’re speaking English.

    A charmingly and cleverly designed and decorated, very clean, comfortable and well maintained apartment, on a small and quiet colonaded street suited our group of two couples very well as a base to explore Bologna. We were met by our hostess at the apartment. She had arrived earlier and discovered the newly installed heating system was making an unpleasant noise. She quickly provided an alternative heater and was in with her plumber the next morning. The problem was solved promptly and with no inconvenience to us. Her care and kindness for her guests, quick response and attention to detail were appreciated.

    What could be improved: Just a note to say that there are interior stairs to the second bedroom, as well as a few stairs within the en suite. This might give those with mobility issues pause, but the main floor bedroom and bath are easily accessible.

    Outdoor terrace lovely to relax in the evening.
    Great location 10 mins walk from centre, quiet street but still has small grocery shop and excellent restaurant right outside the front door. Very walkable to all attractions, shops and eateries.
    Federica was a super host very welcoming and helpful, lots of great advice to support your stay in Bologna and responsive to any questions you might have through your time.
