So I stumbled across Hotel Ciprian on Via Leonetto Cipriani – honestly, I wasn’t expecting much from a 4-star place tucked away in this part of Bologna, but wow, was I wrong. The street itself is pretty quiet, which is actually perfect because you’re close enough to hear the city hum but far enough from the chaos around Piazza Maggiore that you can actually sleep. The building has this understated Italian elegance thing going on – you know, marble floors that click just right under your feet and these wrought-iron details that feel authentic rather than trying too hard.
What really got me was how the staff seemed to genuinely know their stuff about Bologna. I mean, the guy at reception didn’t just hand me a tourist map – he actually sketched out this route to avoid the morning crowds at the Basilica di San Petronio and told me which osteria near Via del Pratello makes the best tortellini in brodo (and he was right, by the way). The rooms are… well, they’re what you’d expect from a proper Italian hotel, but with those little touches that matter. The bathroom had this rainfall shower that actually had decent pressure – I can’t tell you how many places get that wrong. And the beds? Firm in that European way that somehow leaves you feeling more rested than those super-soft American mattresses.
The breakfast situation is where they really shine, though. It’s not some massive buffet disaster – just really good coffee (obviously), fresh pastries from what I’m pretty sure is a local bakery, and they do this thing with local cheeses and prosciutto that makes you want to skip lunch entirely. I loved sitting in their little courtyard area in the morning; there’s something about the way the light filters through in the early hours that makes you feel like you’re in on Bologna’s best-kept secret. The 8.9 rating makes total sense once you’ve been there – it’s not flashy or Instagram-perfect, but it’s the kind of place where everything just works. You’ll be about a 15-minute walk from the university area, and honestly, that walk through the residential streets gives you a better feel for real Bologna than any tour could. Just don’t expect a huge lobby or a pool – this is city hotel living done right, where the charm is in the details and the location rather than the amenities list.

Absolutely perfect accommodation. Host was very informative in making sure we had all the information before arrival.
The accommodation itself was fabulous for us. It had everything we needed to make our stay comfortable. Location was perfect as it was lovely and quiet at night. Everything what needed and even more was available, great equipment in the kitchen, comfortable bathroom with cleaning items even. I liked the apartment much. It had a lot of space too, felt like home. The host was also super nice and helping and doing best to make the stay a nice experience 🙂
What could be improved: No bedsheet in Jan in north of Italy is uncommon, it was inconvenient, I had to take all blankets in the apartment to make it more ok, but first night I still had to sleep in clothes because it was too cold.
Generally I didn’t sleep much, machine that is heating water was waking me up constantly, I think I would not make it to stay longer than 3 days as without sleeping I was very tired the whole trip.

The apartment is near the central train station and fifteen minutes walk from the city centre. There is a Pam very close. There are all the facilities to prepare breakfast and lunch. It felt safe as a neighbourhood. It felt as being at home!

Nice place that has all of the essentials and is relatively near the city center. The owner and the assistant were nice and available. The building is located near a police house so you will not have any problems with criminals.
What could be improved: Unfortunately the windows are near the street and you can hear people passing by and talking. Fortunately the area is not a busy one so the problem doesn't become critical. The window shutters don't close properly therefore the rooms cannot get super dark. This problem is so common in Bologna that unless the owner actually ensures you that they close you should assume they don't. The only real complaint is about cleanliness. The bathroom was clean but most of everything else was a bit on the dusty side. Everything! The facilities were excellent, there was everything that you needed for cooking and eating, the owner had left cleaning products so I could tidy up, also there was coffee for me to make myself a cup. I was their first guest and the owners left me a bottle of wine! The bathroom was lovely with a great shower, there were plenty of towels also. There is a large Coop within 5/6 minutes walk so you can easily get supplies, to get to the old town is about 15 minutes, but it is an easy walk. I rated the property as excellent in everything apart from location, however it was excellent for me because it is close to the train station, I rated it as good for location only for the fact that it is not very close to the old town centre (15 minutes). If this accommodation is available and you want a self catering accommodation then this is perfect and I would not hesitate to book it!
